Wondering if i can have some feedback on the Hawkstowe area in South Morang. It appears to be an apealing estate; What are your throughts? Also like the appearance of woodland waters. Any other suggestions in the South Morang area wil be appreciated. Cheers Its a long way away from where I live!! I try not to go that far for my holidays. I was there last night... Seems like a nice estate. Good convenants (25 degree roof pitch, minimum setback and no side fences out the front) The layout of the plan with all the interconnecting circuits work well too! Personally, having small kids, I like the idea of building some kind of front fence with a gate +intercom. Adds another layer of security should the kids wonder out. We've just bought a block at Mernda Villages (2kms from Woodland Waters) and am familiar with WW and Hawkstowe.... We frequented WW a lot as we were going to go with PD - Cremorne 41 whom have a display there...initially I favoured WW over MV however the setting at MV just grew on me everytime we went there... Covenants are the same on both estates and although I acknowledge the point about the front fence and kids, I feel that it may not necessarily be an issue as the estates will not be bustling with activity (short to medium term) due to early stages of the development project. In our case, a parkland will be my son's front yard and under s/vision I'll aim to eradicate the risk etc.. A colleague recently moved in at Hawkstowe and loves it there too..... Land Prices at WW are about $15K-$20K more than MV and that is simply because WW is 2km closer to CBD than MV. I can tell you I love it... so much land and free space (that is why it is more pricey), I love driving into the estate every day knowing this is my home. We have an awesome spot in stage 2 right near the bbq and play ground area and have a reserve next door to us... we love our home. We will also have 2 recreation ovals right near us when they are built.
I like Mernda villages aswell but I am so happy we brought in WW!!! Cheers We have bought in Hawkstowe and are soon about to move in. We are really happy with the estate and not only that but the extra added things that Stockland do that makes them stand out from any other developer. We also found the free front landscaping and colourbond fencing a real plus as this brings the cost of building down a bit. You will find the administrative team at Hawkstowe a delight to deal with and they will be happy to work with you and your builder to do a house and land package. At the christmas function that Stockland held on the estate for residents they have said that the kind of living environment they are trying to portray are similar to those similar to the years where it was safe for kids to play on the streets and areas for people to get together and play. Its the kind of atmosphere you would love your children to grow up in. And I too agree that the covenants on this land really do add the extra appeal not only to the estate but to your home. I love the fact that every street comes back out onto thje main road through the estate. It would be near impossible to get lost!
