Browse Forums Building A New House 1 Jan 24, 2010 8:48 pm Hi, I’m looking to go with one of the bigger builders and build a 25-30sq single-story home (including a bigger than normal double garage). My requirements are: -all 3-4 bedrooms to be larger than the 3.x x 3.x metres I’m generally seeing (and the master to be larger than those too). I would ideally like this space taken from the lounge room that many designs of this size or larger tend to have (and I don’t want the lounge room). One of the bedrooms will be used as an exercise/gym room so that needs to be pretty big too (not an uncommon desire from new home builders from what I can see in my research – eg viewtopic.php?f=1&t=11249&hilit=exercise+room). Gym room would only really have a portable boxing bag, treadmill, dumbbells and a TV. If I have to have a lounge room, so be it, btu I’m trying to forgo that to save money for some of these other changes. -a BIG theater room -like I said earlier, a bigger than normal double garage (nothing out of the ordinary there, but some won’t let you vary the size of the garage at all) -Kitchen not too far from the garage Sorry if I’m being a bit specific but I’m just hoping someone can recommend a certain builder (that’s not too expensive) to suit my needs (somewhere in the 200ks is what I would be looking to pay to build such a house, just a question of which end). As many of you will know, many of the big builders won’t let you modify their designs too much with charging an arm and a leg. I should add that the façade isn’t too important to me but I’m interested in a modern/contemporary look ideally. I’ve been to over 20 builder sites I reckon and it’s hard to find the right design along with people with good references of that specific design (references for the building brand isn’t helpful enough really). And re the kitchen, yup, for the groceries! One of those small annoyances I've had to live with in a double-story home and thought is worth addressing when building! Minor I know but I figure if you build, you may as well try and take care of all those little things in the design while you can! Smaller/medium home builders will move kitchens walls and rooms around. so if you are not happy with the layout, ask them and see what they say. I have done it for mine. If I was to look at buying a house in the future, especially a double story. I would expect 2 lounge rooms.. Having only one living space is a deal breaker for MOST families. Why not make the extra living room into your gym room? Instead of making the bedrooms bigger? Big bedrooms are wasted space, as long as you can fit a queen bed, side table and a desk with built ins, then that is all the room you need. Bottom line is you have to think about resale value.. So move your walls/rooms around in a smart way. A bigger bedroom for a smaller living area is a no no in my opinion. If you are looking at building a 2 storey home I would have to agree with Andrew and go with 2 lounge rooms, however I disagree in regards to the size of the bedrooms. Double rooms equal more resale value in the future IMO. With that said, are you building as an investment and looking to move in another few years - or will your new place be something you will be staying in for longer? However, ARB don't have any display homes and said they're still looking for a sample of this design to show me, which I think is unprofessional and puts me off. They're pretty new and the director has come from a couple of the bigger builders, and their price is reasonable but I was told they don't allow for many changes. Not sure if I know the difference between a media and a theatre room, but this design has both along with 4 bedrooms and a study in a 30sq home. Not sure if you've found something yet but here's the info anyway. 26 sq 4 bdrm - 2 which are 4x3, master and smaller 4th bedrm you can get a garage extension Has good size rumpus which you could convert to theatre kitchen backs onto garage - so not far to haul the groceries Also for a few extra $$ there's the Roeberry 30 as well from the same builder. We designed our home for bigness over 2 lounge rooms as well... double rooms are huge....1 for daughter to grow in....1 for a music studio (drums, amps pa etc) If i wanted a big theatre room, maybe i should of deleted the store area and made that one big room with the lounge room... If so, I don't see a problem with resale.... There are a lot of designs with quite small lounge or sitting rooms that would make an ideal small home gym. Or you can look at a standard lounge/family/rumpus setup and make the lounge and rumpus room your gym and theatre. After all, it doesn't matter what the builder calls a room, it can be anything you want it to be. The big bedrooms are more of an issue, but there are some designs that offer them, and some builders will make theirs bigger. Or there's always a custom build - a few of the volume builders will change their plans or design one to suit you. The living room at the front we will use as a study. Games rooom as home theatre. Putting sliding cavity doors on both rooms. Garage opens to the meal/kitchen area.. Garage is 6m x 6m and can be extended. We are extending through the garage, bed 1 and living by 0.6m. Same for the bed 3 and 4 and games room. We could also have extended the garage out to the side also if we wanted. A balanced diet is chocolate in both hands.
