First of all, will the land be big enough to allow for council requirements e.g in Adelaide we need to have 1m down the side of a single story house and 2m for a double, we need a set back of at least 6m...(diff council areas are different).The slope/fall seems to be something to consider and you may need fill and this can turn out quite expensive. Are there any easements on your block which prevent you from building on, hence changing the position of your house? Finally the type of soil you have can have a huge impact. Once again, where we are we have highly reactive clay soil, so our footings cost came in really high. Not really sure if this helps or not, but some ideas just the same. Just wanted to check before we go and sign our lives away! Hey Riss, We signed for our block in Stage 3 of Eminence, this week last year actually. We had our solicitor look over things, he was quite ok with the contract. At the time he pointed out a few things, like making sure we were happy with the stipulations of landscaping within a certain time, choice of fencing etc (which is all pretty standard with estates these day trying to get a uniform look)... I think the only other thing he mentioned was a point in there about not being able to go back to Villawood to get them to pay half of fencing costs if you put up fencing where a vacant block is next door (maybe just check that, my memory isn't great on that).
