Browse Forums Building A New House 1 Jan 29, 2010 8:47 am Hi All, I was wondering if anyone in this forum is going to build in Esperance Estate, Point Cook. I bought my land on the first release of the estate (spending the night to queue, it was freezing cold but it was fun ). The last information I heard from the developer is the land titles from the first release will be ready in mid or end of March this year. Looking forward to hear from my future neighbors. Thank you Re: Building in Esperance Estate, Point Cook 6Feb 26, 2010 9:45 pm Hi Guys, We have purchased land in esperance in stage 1. Not sure when its going to be titled. Spoke to agent from Oliver Hume Pty ltd and he said that its delayed by one month , so it will be in April instead of Mach as previously told. Has anybody else had any updates on this ? How's this going to affect our FHOG? Well, i have got high hopes with this estate being close to sanctuary lakes and saltwater coast. Hope this will have some impact on the house prices in our estate. cheers amex. Re: Building in Esperance Estate, Point Cook 7Mar 27, 2010 12:03 pm Hi Anyone know if it is compulsory to have your house wired and ready for the fiber optic network in Esperence ? We did our electrical selection and leave it out as we think it is compulsory as per the land contract. Thank you Re: Building in Esperance Estate, Point Cook 8Mar 30, 2010 4:05 pm I also have questions about fibre optic network in Esperance: My builder Carlisle found me a smart wiring design company called "Argus", but it will cost me approx. $2,800 for just 1 TV point, 2 phone points and 5 data points, which is quite expensive. Do I have to do the smart wiring with my builder during the construction or can be done after handover? Another question, as we have been recommended Clubcom as ISP, anyone knows if it is compulsory to choose Clubcom or I can choose say i.e. Telstra as ISP in the future? If I choose Clubcom, Do I have to follow it's wiring procedure, which require more time for me to communicate between my builder's Argus and Clubcom. My builder told me that they can handle the smart wiring without contact Clubcom at all, can I trust my builder? ? Re: Building in Esperance Estate, Point Cook 9Apr 06, 2010 9:51 am Its a requirement of the estate to have the SMART wiring and termination box, due to infact that there will be no copper wire running through the estate. Hence the fibre. Telstra have stated that where Fibre is running, they will no longer supply copper wiring for phones or adsl/adsl2+ systems. So its advisable to get it done through your buidler if you want to communicate with the outside world. I am also buidling through Carlisle Homes. However I am just getting the smart wiring done to a point in my garage. Then re-distributing it how I want. I would recommend that to anyone. Cheaper. Also as far as I know at this stage you do go with Clublinks - Clubcom, However I dont know if they will be onselling from another service provider or pushing their own supply limitations. Re: Building in Esperance Estate, Point Cook 10Apr 12, 2010 10:31 pm Hi has anyone in the stage 1 of Esperance received notification from Oliver Hume - the land developer about when will be the settlement date ? I was told that the stage 1 will be late for one month to April, now is April, anyone heard anything from Oliver Hume? Hi Norlaminis, Did you give Clubcom's wiring instruction sheet to Carlisle, or you just simply let Carlisle does the smart wiring by themselves without getting any advice from Clubcom at all? Re: Building in Esperance Estate, Point Cook 12Apr 25, 2010 5:30 pm Hi Guys, I have brought on Mayflower in Stage 4, am pretty excited about the estate, especially the sporting grounds being developed between us and Saltwater Coast, 21 Hect...1st AFL Synthetic field!! Council Plans are on the net.. 3xfootball ovals 3xsoccer ovals 8xnetball courts 8xtennis courts Looks good...club rooms and parking is on Salt Water coast side...my block is overlooking the 2nd soccer pitch. Also looked at a real estate site recently and some people are already selling their blocks...same size as mine (560sqm) brought for $206 selling them for $280!!! At this rate i think the capita l growth will be great. Schools in the area a good, my husband works at the new Senior School and I've heard good things about the New Catholic School. Anyone Settled yet?? Anyone know when settlement is for Stage 4...I was told Second Quarter...but drove to the lot this weekend not too much happening?? Re: Building in Esperance Estate, Point Cook 14Apr 27, 2010 8:59 pm Sorry my mistake my husband had shown it to me, i assumed it was on the net. He met a councilor from the city of Wyndham who emailed it to him. I have tried to attach the file, but it wont work, email me - brachmanis.clair.c@edumail.vic.gov.au if you want me to sent it. Cheers, Pambudi Re: Building in Esperance Estate, Point Cook 19May 17, 2010 11:33 am q.luan Just see this. The first stage is going to settle on 20th May 2010. Good to see all of you, my future neighbors. Hi, I just spoke to the land developer this morning before I saw your post, they still kept telling me the "anticipated" settlement date for stage 1 would be in May 2010 and for stage 2 in June 2010. So how did you know about the exact date 20th May 2010? Has your solicitor officially notified you about this date or the land developer told you that? I am just curious, I hope my land can be settled ASAP, otherwise I will get fine from my builder. Re: Building in Esperance Estate, Point Cook 20May 17, 2010 2:04 pm The due date for the settlement is 20th May 2010. This is for Stage 1 release. I have received the confirmation from my solicitor a few days ago. So if your land is in Stage 1, you better hurry ask your solicitor because the due date is close, assuming they release the title per stage, nor per individual lot. What stage is your land WenZi? q.luan, are you in stage 1 as well? Esperance Estate, Point Cook Building Standards; Getting It Right! Hi All, We have a fall from road to garage front.
