Browse Forums Building A New House 1 Aug 01, 2007 7:02 pm Hi,
We're building a single storey house. The floor plan and the color selections have been done and the tender is to be signed next week. Last weekend we found out that guys around our house have submitted double storey floor plans. Also there is a park in front of our house and a creek at the end of it. There might be creek views if we go for a double storey(though we are not sure abt it). Now this has put us in a fix. We are not sure how this would affect the resale of our house if it is surrounded by double storey houses. There might also be privacy issues. Also, we may miss the creek view. Plus we would have to start the whole process of color selection etc again. We are confused and do not know how to go ahead. Any advice please?? Regards AVS Re: Double Storey or Single Storey 2Aug 01, 2007 7:07 pm I would ask some Real Estates in your area, I’m sure they will be able to help you on this.
This is their domain, so they should know what sells and what put people off. Many people do not like double storey (me for one) and might therefore choose your house over your neighbours. do you have the backyard you want with a single storey design. what was the reason you chose single storey in the first place? Re: Double Storey or Single Storey 4Aug 01, 2007 7:11 pm I agree….I would never have a 2 story house!!

We have a big backyard (6*18.5m) and also on the sides with the current single storey. We really like the floor plan of the house, so we chose it in the first place. Our only worry is the impact of those double story houses on all sides of our house. Re: Double Storey or Single Storey 6Aug 01, 2007 7:37 pm For balance around your home externally…..I would suggest some medium growing tress.
Specimen trees, like Maples, check with your nursery. This will help pull your home to the level of the houses around you as the trees grow, making you fit visually to their bulk. I have been to LOTS of homes surrounded by 2 story houses……my only issue is the privacy factor. But this also can be over come with screening shrubs and timber screens. It just means clever planning on your behalf while landscaping. Don’t sacrifice what you want because of the people either side. You will always be able to sell a single story home to those that ONLY LIKE single story. The big question is….how long are you staying there? Most definately, and most councils have something in place to keep an eye on this exact thing - privacy and overshadowing is a big thing up here .... our local council has a fierce reputation of knocking back DA's due to overshadowing onto the next door property ..... I'd build what you want to build.... you're the ones that are going to live in it and I couldn't stand building and then going each and every day "I wish I had ....." Fiona Re: Double Storey or Single Storey 9Aug 02, 2007 9:17 am Take a ladder to your land and climb up it to see if you would have a view worth building double storey for.
It deends on how much you carefor the view, I am not too worried about views but like my surroundings to be nice. Others however will pay a huge premium just for a view. Re: Double Storey or Single Storey 10Aug 02, 2007 10:38 am A few years ago, my wife's mother died and my wife decided to sell the house herself. The single storey house was in a corner block with 2 storey houses on either side. We presented it quite well and put it on the market.
On day one, she had an asian woman with a fist full of cash ready to buy, and wanted my wife to stop advertising it. The next day, she called back, and said she was no longer interested, as she had consulted with someone that said it was bad feng shui, being between the double-storey houses.. Make of that what you will. Ash. Hello All 🙂 We are planning to start our journey of construction our first home.
