Anyway, if you bought some land before it was registered, how long did it take to be registered? Also, does anyone know why it can take a while for land to be registered? As I said, I'm a total newbie to this so please excuse my ignorance Re: How long did it take for your land to be registered? 2Jan 20, 2010 1:16 pm We paid our deposit to the developer for our block on the 6th of June 2009 - at that stage, they had cleared the land and started to cut the roads, but that was it. The stage of the estate was completed in late early October and I got a call to say it was registered on the 9th of November, so from when the estate was complete to when it was registered was around 5 or 6 weeks, but it was 5 months from when we paid the deposit to when it was registered. When we put the deposit on our in April 09 it did have any services or road. Once the physical completion was finished in Oct it took about another 6 weeks to register. It really depends on a LOT of factors. We put down a deposit on our land early Feb 09... it was titled start of Sep 09. So for us it was 7 months. HOWEVER say the person who was looking at the block next to us, same estate, same stage... say they put down their deposit in July 09, their land also titled Sep 09, so for them it would be a 2 month wait. So it depends on how soon you put down your deposit on the land after the land was released if you get what I mean? Depends on what stage the development is at... are roads in? I'm an anomaly - we put our deposit on our land Feb 2006 - titles registered about June 2009 But - our deposit went down before there were roads even cut into the dirt - just farmland! Some estates release lots for sale before any roads are started or any clearing has taken place, others don't release until the land is closer to ready. Our block was released for sale less than 3 months before it was due to be registered, it was registered about 2 weeks after the date they estimated it would be done. If I could wind back a couple of months I would have made sure we found the time to have our builder chosen and had contracts signed and selections made before the land was registered so that we would be much closer to starting now instead of having just signed contracts almost 2 months after it was registered. We're going out to Homeworld tomorrow to look at a few homes, we like the EB Entertainer 37 but have read about a few bad experiences with them so we might end up going with wisdom, argh it's so hard to decide!
