I purchased an old house on a relatively large block (620m2), which I am looking to knock-down and rebuild. I want to build the biggest possible double story house that I possibly can and have a minimun backyard. However, blacktown council's website only states the regulations for floor ratio for single storey dwelling. Can someone please tell me: 1. what is the biggest double story dwelling that i can build on this block; and 2. can i subsequently/simultaneouly build a granny flat at the back of this new house, and if so, is the size of the granny flat included in the total allocable building 'quota' (i.e. will the area of the granny flat reduce my maxium in 1?) or is it spearate. While I don't have an answer for you directly, I can say this: We've called Blacktown numerous times about different building related questions and they are extremely responsive and helpful. I have been very surprised with the feedback and level of support Council has provided us - to the point where they'd return calls if they couldn't answer or correspond via email. One sales person in Kellyville Homeworld said that it is possible to build a two-storey house with 950mm (0.95m) side gaps to neighbours even if the first (upper) floor will also be with 0.95m gap. He said this is some new requirements. Is it true? Thank you. Also I would like to share what I heard from different "builders" (actually different sales people) in common about blacktown city council requirements in Alex Ave and Rivestone Precincts: - back should be 4 meters for the ground floor and - the first floor 6 meters - garage 5.5m - front setback is 4.5m, but (and it may be important to many people) if the lot is facing nature reserve, retreat or park, then front setback may be just 3.5m. - if your lot is small and less of equal 375 sq.m then you can build up to 60% on the ground floor and up to 40% on the first floor - if your lot is 375+ sq.m then upper level could take up to 35% (it could be a nice math trap for many: if your lot is 374.9 you upper floor could be up to 149.96, but if your lot is little bit over 375, say 375.1 then your upper floor could be at most 131.285, lovely isn't it? Actually it means that buying a bigger lot from 375.1 to 428.5 does NOT increase your potential of building on upper floor, vice verse it DECREASES - single storey 0.95 to you neighbours on sides...
