For example we are looking at a house around $290,000 or so and we are having to end up paying around $80 - 90,000 just for the basics, i.e. Alfresco, Doors to Theatre room, I'd be interested to know what the base $300,000 is for???? It's not as if we are upgrading everything little thing, I am simply talking about standard things they have on display. We had pretty particular ideas about how we wanted the inside of the house to look, being our 3rd house, and chose to upgrade a number of items. I would suggest you compare the house design you like to other company's designs and see what you would be getting for your money by comparison. You try and build the same house with someone else for the same money. I didn't want the timber window frames the standard home came with at the front and opted for aluminium instead which turned out to be cheaper. I like the transparency of Henley's pricing- it's all there in their options book, published. We sat down and got priced up for homes with Zucala and Hot0ndo and in each case it seemed like there was a lot of 'guesstimation' going on- even had lots of variation with prices depending on which sales consultant we had for each appointment! I think you have to go into this process knowing that the display homes will nearly always show you the top priced options- what you walk through is not the base priced house. I think it sucks that Henley put some things on display that they don't even offer as an option- eg undercupboard downlights- if it looks so good (which I think they do!) why don't they offer it???? In saying that, their inclusions were pretty much everything we were after- we didn't upgrade any tiles, taps, sinks etc. We did put in some fancier double doors and a feature tile strip in the bathroom, but if need be I could easily live in a base priced/built Henley home.... Re: Building with Henley 5Jan 17, 2010 11:12 pm I agree with everyone else, and found Henley to be reasonable with their inclusions and their pricing on added extras. Even though we added an extra $70K to the base price, many things we had were standard. Some of the things we did upgrade were bricks, roof tiles, internal doors, skirtings, CS to bathrooms, 2 pac kitchen, floorplan change to master/ensuite and alfresco (Henley include a concrete slab with theirs and is worth every cent IMHO!). When we first saw the Sales Consultant he knew every price for what we queried about and a lot of it was written up in their options book. I also went to Cosham and got a print out of every other little upgrade for our particular house. There were no hidden surprises come 'formal quote' and tender time. Every single project builder has extra costs, depending on what you want to add to make your house different and according to your tastes. Even the site costs will probably be more depending on what the 'standard' is and what your block is like. This can include cut and fill, slab modifications due to soil type, plumbing costs, retaining walls etc. Henley - Wilshire Mk 3 ... I love my house!! It all depends on what promotion you gain, and of course compare to other builders. I agree...we asked for undercupboard downlights and they cam back with a quote of $850 for 2 lights. No thankyou...I will get my brother to install a set after handover (just means drilling a hole into the cabinetry and not having them completely concealed on this inside). As someone else mentioned, the displays are exactly that...DISPLAYS! They want you to get hooked in so add all the extras in to give them that WOW factor.
