While we are waiting for that to go through, I have been thinking about the floorplan of the house we may put on it. I have attached a drawing of the block with the North indicator included. My question is this: If this was your home, where would you place the rooms to make the best of it's orientation? It is only a small block, 12.5 wide x 32 metres long, approx 400sqm. This is the style of floorplan we are interested in: http://www.pjburns.com/queenslandhomes/ ... d=Castaway 178 Some covenant requirments include: Building setback and size: [list=]3 metres from front boundary[/list] [list=]maximum 50% land coverage[/list] Garage: Setback of garage must be 3.9m from front boundary A double garage has to be built on the zero lot line (which is the right hand side, looking from the road). The wall on this zero lot line can extend up to 60% of the length of the house. Distance from boundary: Other than that, the walls are to be built a minimum of 1m from the boundary line (eaves of 450mm can extend into this 1m). I think these are the main things that restrict the building. Thankyou all for any advice! Alf... Perhaps an alfresco in the north corner (this is your premium location). Bedrooms along the south-east. Garage in the south corner. Looking at the pj burns plan, note how the master bedroom is on the rear north east side of the house. Would you place this somewhere else so the living areas would be entirely at the northern end? Where else could it go? (if this is the case, I will start to look at different plans that reflect this idea) Also, This plan shows the north west corner with a patio. Is this the corner you mean? Could there be a problem exposing the patio to the western sun? (This plan is just an example, we cannot use it, as the we are required to have a room at the front.) Re: HELP:north aspect-orientation of living areas??? 5Jan 17, 2010 12:55 am alfabeta, Actually, that plan is good. Given your house width, you can't move a bedroom out of the north-east corner. So, i would leave it as is. You have good north orientation for the living areas. The patio is in the best location. You mention that you are required to have a room at the front. What sort of room? It would be difficult to have a 6 m garage, a room and a corridor for your block width. Once again, I think the plan you've shown is a winner. The house on the block will be a tight fit. The room out the front will be the study, but it will be as wide as the bedrooms. I will have 11.35 M across the front to build on (the block is actually 12.6 m wide, not 12.5 as mentioned in my intial post.). There are two reasons why I think/hope it will fit (it must cause it is in the covenant for this type of block): 1- the garage can be on the zero lot (250mm) from the right boundary 2- the wall on the other side will only be 1 metre from the left boundary Another plan: I will probably stick with your opinion on the plans posted before, I am interested in your opinion of the following plan also? (note: it is missing the double garage) It has all the living areas to the across the rear of the house. I would add a study to the front of the home, pusing the living out past the meals, creating the alfresco corner. Then I might put the master bedroom between the living and one of the bedrooms (with the WIR and a smaller bathroom between the living and master). It had the lounge at the front, plus a double garage on the boundary (1m setback on the other side) with lanudry behind. The master was behind the lounge, then at the rear was was a large open living/dining/kitchen and a short hallway leading to three more bedrooms and bathroom. There was even a small covered al fresco on one corner, and about 4-5m of backyard. I can't remember the builder's name which makes it tricky to find the floorplan...will keep looking.
