Browse Forums Building A New House 1 Jan 15, 2010 9:55 pm Hi all...
Seems our builder has mis-judged a window height and or s/d height(s).... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is in our umr alfresco area....on our plans, both window height and s/d height should be 2400h....allowing 3 courses of bricks over up to the 2700 alfresco ceiling height.... Would this bother you...??? should i insist it is re-done..>?? p.s.... the window on the left should be 300mm from the ground on a sill..... 2057high on plan..... with a 2400 head height...... The sliding door is also meant to be 2400high....i only spotted it yesterday, i will go down and measure today to see what iswrong.... Thankx for advice.... do u think the builder will redo it that wall for me...?? Re: 4 Bricks over window - 3 Bricks over S/D...would this irk u? 3Jan 15, 2010 10:01 pm I dont think it was the brickies fault..... i dont know for sure.... It looks like the door height is slightly wrong.... and the window is too low....they have just bricked around it maybe..!?!?! Re: 4 Bricks over window - 3 Bricks over S/D...would this irk u? 6Jan 15, 2010 10:35 pm I'm wondering what's happening at the bottom. When we had our en suite repaired they put a row of tiles between the vanity and the mirror and suddenly the top of the mirror matched the top of the window perfectly. Funny that! I think they simply forgot to tile around the vanity properly and we just accepted it as the way it was supposed to be. It always looked a bit wrong but it was only after the repair that I had a real aha! moment. So if I were you I'd have a good look at the bottom and at the other full-length windows in the house. Oh, another thing, the full-length windows in our present house sit slightly higher than the full-length windows in our previous house. Same ceiling height in both, just a slightly different installation apparently. Re: 4 Bricks over window - 3 Bricks over S/D...would this irk u? 8Jan 15, 2010 11:19 pm Need to see the bottom... I am guessing that the windows were sized to sit on the bottom plate and the door on the slab. This would make them line up at the head... I think maybe your window are on the slab rather than the bottom plate, that's why they are 40mm lower. It's a build problem. Either the plans are wrong, or the framing is wrong, or the window supply is wrong. In any event something is not right. To go up 40 mm over 28 (or so) courses is not too be a problem. They should be gauging from the top of the door and windows. One thing to check, and I can't now since the photo is gone, is whether the top of the windows and doors align (if they should). Only if they are all aligned (or multiples of bricks different in alignment) can everything line up to brick courses. If you put the photo back we can have another look. Hi Casa, I am sure that they are supposed to align, but it's not something a bricklayer should decide, if he got it wrong and the homeowner had said "but this is what I want" he would have to pull it all down. Also, the spec may have had the windows actually sitting on the slab, with the tiles or carpet going right into the window; then the window size is wrong. It's a supervisor issue. The gap can be filled with an aluminium infill the same colour. But that's a cheap fix, not the real solution. They have not been installed as such. Whoever placed the windows did not place them correctly. Would be good to see a wider photo that shows as many windows a possible as well as the base of the windows. The timber frame could be right, the brickie shouldn't make the decision on how to finish to suit the gap as maybe it shouldn't be there. The windows maybe should have been 40mm taller. There's not enough information. You need the plans & elevations and the window schedule. It is wrong and it needs investigating... I would complain. The acid will provide for required bond key with new concrete. 1 36949 yep you need a joint, foam is easiest, will look fine once rendered with a joint. 2 5228 |
