WARNING: Long and rambly...
To introduce - When we FINALLY get this house built our new address will be 147A...
Currently a peaceful battleaxe block in a northern Sydney suburb.
A pretty green view, a couple of big gum trees down the back and a few other trees causing headaches - but thats for another post.
We're building a custom design with Huxley. The difficulty we've found with a custom design is that there are no limitations, so our first plan got very big and VERY EXPENSIVE!!!! 6 months further down the track we've cut back, reduced our footprint and are relatively happy with the house overall. We have already signed our building contract and were it not for the aforementioned tree problem would have had our plans in council before Christmas.
Now comes the panic attack - the floorplan:
Upstairs is perfect and CAN NOT CHANGE. Master suite + 4 beds (4 kids), kids bath, study (mine), family room and piano nook.
Downstairs is harder.
The control room (Cbus & Data Racks), Study & Media Room can't change (all Mr.B's). The stairs can't move because the 2nd floor is perfect.
The footprint can't change because we have a few obstacles and council restrictions.
I love the kitchen with big breakfast bar & bifold servery window and the laundry/pantry area with oh-so-much storage space.
The front sitting room is tiny but I don't mind. I think we need it as a calm retreat space - no toys, no tv, no dog. A quiet room with a pretty light.
We previously had an open living room behind it with a dining room behind that. With the passageway down the side it felt like passing shop windows so we've decided to close in that wall - which brought the whole space tumbling down. I'm now thinking we should open a doorway into that room and make it dining, then open the back to a more casual living room. Mr.B is worried the living room is too open there and would prefer it to be dining but I think the middle room is too small to be living and would be out of proportion to the rest of the house. We decided we should give this latest version to Huxley as is (they're going to have a fit - we're already up to Tender F!!) then decide when we get our furniture in. Eventually. We are doing our own cabling so can easily cable both rooms for a tv setup. HOWEVER - I think the middle room needs a double cavity door to the hallway if it is to be a dining room, but we need a solid wall there for a TV if it is to be living. THAT is the dilemma.
