This is my first one, it is obviously not to scale, everything is mushed but will be more spread out and things like the master will need to be adjusted I havne't put in walk ins and ensuit etc. There is obviously a lot of fine detail I can't put in there without drawing something to a reasonable scale. I just want to get something on paper to show someone we are meeting with next week. Also Bed 2 opens off the rumpus wheras all other beds enter off hallways - don't know if thats a prob for you? Its a beautifully wide house - I'd love to have a wide house! The builders give you stacks of pamphlets and booklets of house designs, and I am sure you would be able to find one you like there. WIR and ensuite we will work it out once the builder we are meeting with can put it to scale so we can get a better idea. mb@147a that area behind the kitchen is walk in pantry. I agree with the comments on the kids area but its all just a quick mock up for now hopefully once it gets drawn to scale we will get a better idea of how to move things. Our block is very wide I didn't want to waste the backyard so thought we would build out rather than backwards. I guess for now I just want to see what people think of the flow of the house, how we have allocated living areas. Hopefully we will have something drawn up next week. I went to post this elsewhere but its sooooooooo slow, if you get my drift? How many changes will the builder allow you to make? Reason i ask is because its a little hard to make comments if the layout might still change (i.e. WIR, ensuite etc). It looks a little odd at the moment I think... with the bathroom near the aundry it kind of looks in the middle of nowhere, but if its drawn properly it might look alright - get what I mean?? Yes I get your drift! I am not sure about the builder because we haven't picked one! I might just wait until the mob I see on Monday draw me something. I stole the bathroom laundry idea of a house we saw last weekend it worked well maybe once its all drawn up it will make sense. Re: Quick 2 minute layout 9Jan 16, 2010 1:33 am okies - correct me if I'm wrong... master bedroom is so large and such a funny shape because the robe and ensuite have yet to be drawn in at all... above the area allocated for robe/ensuite is the walk in pantry. To the left of that (near the games room) is a third bathroom - for guests? This works well if you have people occasionally sleeping in the games room area, otherwise there seems little need for a full bathroom when just a powder room would do. There is another bathroom on the side of the house with the kids bedrooms and rumpus room, right? Is that a massive linen cupboard going from the rumpus to the toilet over on the right hand side? I am not sure how wide you really want this place to be, but I think you should be prepared to move the study (hitch it onto the back of your games room perhaps) to free up some space to upsize the smaller bedrooms at the front. Depends on what your builder can accomplish with the space and your plans. Also, at this stage it might be a little less confusing if you remove the blocks that represent your furniture. They kind of merge in with things like island benches, WIP shelving, linen cupboards, etc. Make the plan a little confusing to look at. I *think* that I can see what you have in mind with this, but I also can see where people are coming from when saying that they don't quite understand what it all is. I think overall it has great potential to really work well! I look forward to seeing further iterations =) good luck! Re: Quick 2 minute layout 10Jan 16, 2010 8:36 am I like the overall layout - the main living area and rumpus opening onto the al fresco area is great, and bedrooms are well removed from the entertaining areas, so nice and quiet. It's hard to comment without having an idea of the orientation of the house. Hopefully you've considered that and have the al fresco area/family room on the north side? The extra bathroom would be handy as somewoman said, if guests will be using that part of the house. But I can also see a use if you have a pool somewhere near there... or if someone in the family has a messy garage-based hobby. Otherwise, a powder room would probably be sufficient. I'll be interested to see the plan with rooms more to scale and additional details drawn in. I might as well have just drawn circles for what room I would like where to get a general feel of the flow/room positioning of the house. Perhaps I lay this thread to rest until I have proper drawn up plans that don't have 1000001 things wrong with it. Discussions have simply been trying to work out your placements, acknowledging that you haven't drawn thing in or that we'd like to see a more scaled version when you have it.
