I'm hoping things go smoothly but I don't expect it to be completely smooth - but there will be issues regardless of who you build with. Everything has gone great so far (except that we don't appear to have gas to our block! What the!) so fingers crossed. There is so much to think about and I'm sure I'm missing some things. I enjoyed the colour and tile selection session with the interior designer (and without husband who said those things were up to me to choose) and the final pre-start was good too with a few things for us to go away and do. Just hoping my changes and tiles and electrical didn't go too much over the budget. As for the tiles and electrics - its hard. I know, you want to get it right so you don't walk in and go "Yuk, I hate it" and then have to live with it or pay a small fortune to have it re-done. I't not easy though choosing from a small laminate chip or a colour sample or a single tile. I'm gonna stick with my choices though, or I could literally be there all day. I've gone with my first instinct and will stick with it. It's usually the first one that is right anyway....well, most of the time. I so know the feeling about choosing colours from a little sample board. I had to choose paint from a tiny swatch and what I thought was grey turned out to be purple. Grrrrr although I dont mind it too much now. Tiles were hard but I got fed up in the end and choose one tile throughout the whole house in all the bathrooms. All my cabinetry is exactly the same using the same vinyl wrap and laminate (I must be the only soul who chose laminate over stone!) My main ensuite is a custom made wooden bench and bath and doesnt count!!! Electrics is hard. I didnt find anyone very helpful either. I in the end stuck in very low voltage down lights and am hoping for the best. We havent done anything fancy with this cbus ... Lived in old Yangebup since I was 10, and built in new (Bayview) Yangebup last year. We had handover in Sep 10. Where in Yangebup are you? MissV, I've been MIA for a while. It is so hard choosing from tiny samples. I had the help of an interior designer so that made life a bit easier. I had my ideas and she was then able to advise appropriately. As for electrical, would really like to get it right the first time as we have raked ceilings which will make it a little harder for installation afterwards if we decide we need more lights. Have got the costing back from the builder so now going to see if we can save anything by supplying the lights ourselves. We've gone for LV downlights throughout with the aim of replacing the globes with LEDs in the most used areas like the kitchen and living area. We are building with Lorimer homes. Oceanus - tell me you're kidding, we are in Bayview Estate too. Our block is on Spinnaker Heights. Whereabouts are you? Having a new house amongst lots of other new houses is going to be a big change from our current just-out-of-Freo cottage. (unless you're doing back to back power points). The only way it could possibly be a bit cheaper is if you had an easy access ceiling and you put 1 downlight in and got someone else to come in and do that room post build. However i'd save on the mess and just have it predone. My DH is an electrician but he doesn't even want to know about the headaches of doing electrics post build. If you ladies know anyone else who wants to be over this way I've got a lovely big block on the market over here for the same price we bought it for... Sure is Oceanus2, we've got another property currently under offer- hoping it all goes smoothly as we want to buy another block soon! Our block this way is 750m2 with ocean/city/hill views so I think it would be a great investment longer term, I'm just so sick of properties I want to get rid of the lot of them (well all bar one- that will be DHs retirement). If we've still got hold of it after we build our 'home' then I think we will develop it and hold onto it, if I can stand the thought of owner building again. We have raking ceilings which will make it a bit more difficult to retro-fit lights afterwards. I'm off to a lighting shop shortly to get some advice and prices on lights to see if we can save any dollars by supplying our own lights to the builder and having them install them. Oceanus - no way! Crazy small world! We are the one next to the split blocks. Didn't know the buidler had put a sign up, but haven't driven past for a while. It can be a complete pain in the arse. On the plus side though I have to agree with you on the warm front. Nothing quite as nice as walking downstairs with barefeet! And you know that little girl with brown curls ... well she will have hours of fun bouncing down the stairs. I love the flooring. I wanted something like that but wasnt brave enough. Are yougoing to get the german one. It is completely gorgeous. Your home is coming on soooo quickly - you will be in before you know it! We are moving in in two weeks and cant wait!!!! Then we can meet up and moan about building. I personally am very excited for you - me, I can't yet see a light at the end of my tunnel. As for the vaccuming - I am hoping that I will have one of those wonderful little roomba robotic vaccum cleaners zipping around at that point (hint hint hubby) so all I will get stick with is the stairs he he he. As for flooring, downstairs I have ruled out the limestone, im going to go with the commercial vinyl planks done up like wood. No staining required and easy to keep clean. Worse case scenario - I can replace it in 5 years with something else however I have been told it has a huge design life so maybe just maybe I wont need to! This is a picture taken in the display and I was thinking that the brown venetians looked good until I saw Erin's fantastic shutters and then I was leaning that way. When I showed the picture to my work colleagues today they both said "no - have white shutters in there". The walls and carpet will be the same/similar as shown. I was originally thinking dark window coverings and putting our chocolate leather sofas in there to create some mood but should I lighten the room instead?
