Our house is almost finished (finally! ), but I'm not getting any joy trying to find out from our building company what happens next. Our "Client Liaison" says we need to talk to our site supervisor about when inspection and handover happen. Our site supervisor has given us a tentative PCI date of 27th Jan, but basically said that after that he washes his hands of us and we have to deal with the office regarding handover. Argh. We'd really just like them to explain the process of what happens when, you'd think they know given they build houses for a living. We are trying to book tradies to come in after to finish stuff off, but with no dates set it's becoming a nightmare (not to mention our rental is about to run out... ). I read somewhere on this forum that handover usually happens 10 days after PCI. Is that the norm? Does the builder give us a date for handover, and if so, do they do that before or after the PCI? Just a quick explanation of the process from someone would make my day. Thanks! If we're put on this earth to help others, what are the others here for? I met with my SS when they said the house was ready, I pointed out all the things I wanted fixed, he said it would take 2 weeks, and I would get the keys on that day. That day came, a few small things weren't done, but the maintence man was booked for the next day, so I gave him the cheque and I got the keys Re: What happens with inspection & handover? 3Jan 18, 2010 3:19 pm Hello Sunflower Are you building with Summit/NewGen? coz I work for them. When you have your practical completion, if you are happy with everything and nothing needs adjusting, then the bank will be notified and will have 10 working days to pay. They will want your practical completion certificate, which you get the day you have it. Re: What happens with inspection & handover? 8Jan 18, 2010 7:58 pm we are just about to start bldg ,Clo said that appliances are installed on settlement day ,that is 1-2 weeks after PCI,even if the appliances are not installed we must make final payment apparently its on the HIA contract item22.6 .not happy about that!! Practical Completion is the Final Payment. The banks need proof the house is "practically completed" so what you sign when you have your PCI is what gets given to them. If they don't get this proof, they have a cry and the final payment may get delayed. buildingwithhamra I didnt get a practical completion certificate, do they have these in SA? In my case I bought structural LVLs and scraped them back and used them as joists. 1 5118 i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 98548 you need to understand the breakdown of warranties. 90 warranty is considered as minor defects rectification period where as the longer ones are more major/structural… 1 5289 |
