Browse Forums Building A New House Re: Carnaby Home Design - H3nley Properties 41Jun 18, 2008 12:51 pm Hi Everyone,
I've received a response from H3nley and they're fixing all items which Kevin and I have raised. They're even replacing the window at the back with the small crack in the corner. I'm quite suprised at their efficiency at the moment. Very professional and responds well to all my emails. Bricks have been washed, plaster booked for tomorrow... No complaints so far that haven't been addressed. Nath Re: Carnaby Home Design - H3nley Properties 43Jul 17, 2008 8:32 pm papa ***WORD OF ADVICE*** For new home owners choosing bricks...don't take for granted what you see in the showroom and you stick with it. My partner and I almost made the terrible mistake of choosing a certain brick and sticking with it. Lucky for us, we decided to take a trip and see what they look like in larger scale. To our astonishment, the brick that we chose was DAMN UGLY on a fully constructed home. We spent weeks driving around new estates looking for bricks.... Best thing to do, like something in the show room...ring up the manufacturer, get an address, check it out for yourself. Lighting throughout the day makes a big difference on your colour choice. I couldn't agree more. Jewel47 and I nearly did the same thing. The funny thing is that we knew the bricks we had in mind since our current neighbour across the street from us has the exact brick we want...but we never bothered to ask them what type it was....big duh on our part. Luckily we did what you did papa. Went out and looked for ourselves only after the girl at Cosham advised us to do so. Boy were we glad we did that because what we had in mind looked like vomit under the sun Then we got the courage to go over to our neighbours and asked them what brick they had....could have saved us two days of running around and toing-and-froing on colour schemes. Re: Carnaby Home Design - H3nley Properties 44Aug 26, 2008 11:55 am Morning All,
Sorry for being so absent from the forum...just got back from Thailand... Damn it's cold in Melbourne.... Anyway here goes... Everything is almost done. Just final bits and pieces getting installed over the next few weeks. I'll post some pics of where it's up to. Few issues encounted: 1. Area where the bath and ensuite is located has a drainage for the plumbing. Over the months all the tradies throw their crap in there which I asked the supervisor to remove and cleanup. Yes, was promised that this would be done however the bath tubs were being installed and all the rubbish was still in their. Lucky for me, when I got home the baths were just installed with a gap for the plumbers to do their work...They were also kind enough to leave a door open for me to do my work. I went in and removed 3 x 15 litre buckets full of crap which ranged from (2 hrs work) a. Water b. Nails c. Timber d. Crap e. More crap f. Kitchen knife g. Tubing h. Internal Fat Bats i. Tiles j. Bricks and cement k...and a lot more rubbish including cans, plastic Moral of this...remove the crap yourself if they don't do it the first time you asked them. Funny thing I realised is that they wedged up the baths with bricks, tiles and cement... I won't be suprised if many other people on this forum have the same. I just assumed it would be supported in a much cleaner way. 2. Splash Back Okay, I have a real issue with this. H3nley put in the splash back and all looks great...however they've also added 1 x 100mm pieces to each side of the wall which totally looks ridiculous. I'll have to check the contract but my supervisor said that it should be there. I'm really ** at this cause none of the homes which have the Mondo Kitchen have these little pieces of ugly splash on the sides. I mean from a design point of view, what purpose does it serve!!! I'll have to post pics on the blog to show you exactly how ugly it is... Bricks, Ari, the bricks we chose was Mclaren by Selkirk. Our doors and garage are in and it looks absolutely beautiful...pics pending but you'll agree... Let me know if anyone has questions. I have just looked back on all the pics I have taken in display homes (Sshhhhh ), and all of the Mondo kitchens (including ours) has the little glass piece at the side of the bench. Also applies to those with tiles too, not just glass. Here is a pic of the Wilshire Mondo kitchen at Point Cook: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'm having a fairly light coloured glass splashback along with lightish walls, so it won't be so obvious in my kitchen as this is. I'd much rather clean a little piece of glass here, than have to keep cleaning the walls! I'm supposed to be packing madly for the move on the weekend, but I can show you more pics if you are interested...might have to wait until tonight, though!! I've also found a pic of Phoenix's kitchen with the glass splash on the side too. Hope you don't mind, P! http://i235.photobucket.com/albums/ee29 ... 080606.jpg Once you have all your kitchen appliances and things in there, you may not notice it too much. BTW, Your house is looking lovely! Henley - Wilshire Mk 3 ... I love my house!! Oh Damn!!! I didn't notice...maybe I'll have to double check things. Phoenix, I think we got the same splash back...Something Elephant!!! Re: Carnaby Home Design - H3nley Properties 47Aug 26, 2008 6:17 pm Hey papa, looking good at your place!!!!!!!
Lucky you having a break during your build...in Thailand too!!!! Our splashback is the same as Stormy pointed out, with the little bit on the side. (And i dont mind you linking my pics either. ) We could have opted for it to continue to match the rear one but then we'd either have to move the power points or pay to cut the glass to accomodate them.... which we preferred not to do.... But our splashback is Alecon Lace, sorry no elephants in our house papa .....i'm trying to think of the colour you are referring to now.....it'll come to me eventually. Have you been given a handover date as yet?? Re: Carnaby Home Design - H3nley Properties 49Aug 27, 2008 10:07 am Yes, it's called Sea Elephant...
strange name... I'm just about to shoot off an email to our administrator to see if they can remove and not charge us for it. it's only a minor thing that needs to be done. Phoenix, No handover date yet, they're still doing some touch ups...I promise for pics tonight... Few things that we'll need to do when handover is done... Flooring: We've chosen to go with Bamboo Timber & Select. Natural Semi Gloss. I'm a bit of a greenie so I chose to go with sustainable resource. 90 Sqm - $9500 Carpets: We've chosen to go with Western Distributors in Sunshine. Great price on floor stock. Can't remember the name of the carpet but it's 100% Nylon with Dunlop Springtred Extra. I'm going to go back and negotiate rubber underlay as I've heard it last longer and better resistance to moisture than foam. 30.7 LM - $3700 ish... Paving and Concreting: A little undecided at the moment. Thinking of going with exposed aggregete for the driveway but I've seen some really nice slate impression concreting. Also thinking of liquid limestone. Our house has dark tones at the front so I'm hesitant in having a dark driveway. It just makes things feel heavy. Liquid limestone and something along those tones would brighten the area up. So, I'm taking a long drive down to Menton Pre Mix this weeknd and seeing what range they have... Phoenix, Did you decide on your paving/driveway yet? Nath Re: Carnaby Home Design - H3nley Properties 50Aug 28, 2008 8:08 pm Evening All,
Update pics added to blog... Been in contact with Troy from Davincci and looking at getting liquid limestone paving... Met up with site supervisor today and he ran though some things that needed to be done... So far pretty happy with service and house. I won't point out issues just yet until we get Kevin to go through and check it out for himself... Comments welcomed... Re: Carnaby Home Design - H3nley Properties 51Sep 01, 2008 9:51 am Hi papa, we went with exposed agg for our driveway. Check out the Ready Set Go thread for some pics.
Liquid limestone is gorgeous! But it didn't suit our home. Troy is a great guy and very very preofessional. Looking good papa, nearly there...... Good luck with Kev's inspection!!! Unlevel Ground 52Sep 09, 2008 1:43 pm Afternoon All,
I have a major concern that has been buggin me for quite some time. I've added a new pic to my blog to show you what I mean. During the early days of construction and leveling of the site I assumed that H3nley would excavate the entire surface area that works needed to be done. The image clearly shows that the area is not clearly level. My question that I'm seeking advice from is, as a builder do they have the responsibility to clear the area and make sure that the ground is level. I should have asked this question much earlier during our building process which is slack on my part... Seeing that most of the plumbing will be done on this side of the house, can I have H3nley complete what I think should be there responsibility to have cleared during the initial rock removal and clearing of the site.... I've had a few quotes from people and they've all shook their heads saying it is the builders responsibility to remove the rocks. Can you imagine trying to remove rocks when all the equipment and plumbing is in... You advice would be greatly appreciated as I'm banging my head against the wall right now... Nath Re: Carnaby Home Design - H3nley Properties 53Sep 10, 2008 12:29 pm Okay, today I'm on the phone with the Big T...unfortunately they are the only company that supply the copper connection to our local exchange.
For those that are in this stage when you call Telstra and will be requesting activaiton of broadband in the future...make sure you tell them specifically install the service with the following: 1. - DSL Ready 2. - Not installed on a RIM 3. - No complex services added (Faxstream, messagebank etc etc) This will prevent any further work being done to the exchange in the future... Next call will be to Service Stream to request the trenching, lead in cable and our Madison Box...thanks Phoenix I had no idea what that was before... Called our Site supervisior and he has given us the all clear to proceed. Had a look around our house yesterday our H3nley has resurfaced our garage flooring and it's nice and smooth since I raised my concerns about the surface affected areas. Well done to H3nely for remembering to have this done for us. Got an email from our administrator last week, and we should be hearing something from the handover department this week. We're getting all our ducks line up...flooring, concreting, telephone, security system...so we're not to far away... Will post pics again when we got further access to the house... Nath Any advice anyone? Re: Carnaby Home Design - H3nley Properties 55Sep 14, 2008 7:10 pm I've been to our house today and was having a look around.
I noticed when I walked around the house there was PVC sticking out of the ground so I pull it out, and I noticed the drainage for the storm water seems to be a little higher than normal. So I cleared the area and it is defintely not buried enough. I had a look at the other downpipes/pvc around our house and the other drainage further down was also not buried enough. The plumbers have just moved dirt over it so no one can notice. I've just posted a couple of pictures on my blog cause I don't know how to post on this forum. Question is: Does the drain/PVC need to be buried to a certain depth, my thoughts is if I have my concretors working in this area, there is no way they'll be able to concrete if the PVC is at that height... Would appreciate any feedback on regulations and requirements for plumbers to bury the PVC to a certain depth. Thanks... Re: Carnaby Home Design - H3nley Properties 56Sep 16, 2008 10:17 am Just to let everyone know that we have now arrange our first new home inspection with the Warranties departement...How EXCITEMENT!!!
