Browse Forums Building A New House Re: Major mistake in the brick work 7Jul 30, 2007 5:45 pm We had an 'emergency' meeting with the building supervisor on site this afternoon. He had spoken with my partner earlier in the day and advised that the 1 month delay would more likely be a 2 month delay. We have decided to go with compensation rather than a re-build as the plaster is up and it is just going to cause too many issues.
As compensation we will most likely be getting: Render to the front facade (previously bagged and painted) Downlights to the living areas and master bedroom (I am going to try and convince them to do the entire house) French doors in lieu of double sliding doors to the family room. Its really not a huge amount imo, but hey really its better than watching them pull my house down and start again whilst my plaster gets soggy from the rain. Right now would we build with Porter Davis again in the future? Absolutely they have been nothing but professional about the whole issue. The CSO on the other hand, I'd be asking for another one, she has been hopeless the entire way through and I'm hoping will get the sack...... Thanks to all those who responded. Re: Major mistake in the brick work 9Jul 31, 2007 9:27 am We paid arount $1250 for different render colour and another $1250 for flush mortar. Make sure what you get in compensation is at least worth $2500. Given that the cost to them to redo is probably going to be $10 000 up, I think it is worth pushing it a bit. Our builder also charge extra for the rendering, but I didn't know that you have to pay extra for different type of mortar finish... Or may be they already cover that in the cost... That sounds like a reasonable deal.... As long as you re happy, thats all that matters! If you haven't already agreed to a deal, push a little harder. There is always a little bit extra there! ![]() Re: Major mistake in the brick work 12Jul 31, 2007 10:55 am Hi
Considering re bricking the house will cost them thousands I think they are offering peanuts. There is no way I would except it. I would make them render the entire house if you could live with that. They will do whatever they can not to rip it down. Downlights in two rooms is not much. They should do the entire house. I have fench doors now and they look great but extremly difficult to put fly wire doors on them. I prefer sliders for this reason. I would think about what you would have put in but left off and get them to put it in. Alternatively tell them you are not paying for the bricks. Compensation should be closer to 10k not 3k Sorry to be negative but it is their fault and it should be rectified. I built a house three years back and brickwork was wrong. I made them pull it down. Remeber you can never change it. You can only render it. Re: Major mistake in the brick work 13Jul 31, 2007 11:49 am After hearing all these hossible mistakes builders could make, it worries me a lot and I will definitely check mine everyday (when it starts....).
Not that I would then be able to inspect or fully understand what they are doing, but at least I can take some photos, post it here and get some assistance! ![]() ![]() Re: Major mistake in the brick work 15Jul 31, 2007 8:45 pm Yeah I know I agree its peanuts, even more-so now, however I had a meeting with them this afternoon and basically we were told to settle or they would pull it down and start again. I met with the construction manager (ie. boss of the boss of the cso and site manager). Basically they have agreed to downlights throughout which includes upgraded ceiling insulation, ixl tastics in both bathrooms, render to the front elevation, customised wardrobe (I think this is cr*p as our builder only uses mdf or chipboard or something) and an upgraded front door). They don't want replace the sliding doors as it is basically too much work (again cr*p IMO).
We have basically agreed to settle because we want the house to keep moving and really it doesn't make a huge amount of difference to the bricks. We also keep being advised that raked is far better than flush because it get's rid of air pockets. I know we are probably being really soft about it but I honestly cannot be bothered getting into a dispute with them over it. Re: Major mistake in the brick work 16Jul 31, 2007 9:08 pm Emi!
You have had a massive win! Be really happy with the end result... Think of the extra's that you now have because of someone stuff up ![]() Honestly once you are inside you wont even look at the front but you will always smile at the tastics and the downlights Well done! Re: Major mistake in the brick work 18Aug 01, 2007 11:07 am ![]() I'll never be cold stepping out of the shower in the middle of winter! And in the end thats all that really matters! Re: Major mistake in the brick work 19Aug 01, 2007 1:43 pm ![]() I totally agree, we have done well out of their mistake. Like I said it wasn't worth going any further with it and I'll never be cold stepping out of the shower in the middle of winter! Good outcome all round, although I doubt you would have been stepping out of the shower into the cold in any event, would you? Surely you had planned to install those heater lamps yourself after handover? Currently Building in Bayside (Brighton East) Re: Major mistake in the brick work 20Aug 01, 2007 2:10 pm I think if you are happy, that is what counts. Personally I am particular about my brickwork and would want a lot more and would happily give up all they offered you to have good brickwork. As for delay, I think it is too easy to set your heart on moving in at a certain time and cannot imagine not moving in on time. I think builders really play this card for all it is worth. Unless there were unforeseeable issues with the site, I dont think you should have to pay for contractors errors or poor planning. I'd probably try and be reasonable and… 5 14803 Thanks and agreed, I was initially very suspicious that the tenant had caused this. The only thing that's throwing me is I'm getting similar cracking in the bathroom and… 4 10622 |
