Just wanted to ask for your opinion, please: 1. We do not like that the wall wrap has several holes around 5c coin size. Also, there are several places where wrap parts are not connected properly by the tape, like on the below image: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2. In some places the wrap looks differently – it is darker and without any logo on it. Can that be that they put cheaper and worse wrap? The wooden bar on which the bathroom window stands is not straight, because of that in the corners there is a big gap between this part of the frame and the window. They put something that looks like a piece of cardboard or fiberboard. That looks not nice to us at all, but the supervisor says that it is ok and when they put plasterboard, they will fit the window correctly. Can we believe him? Between the trusses and the roof tiles they put some kind of foil-looking insulation, but not everywhere. They put it only in the middle parts in some places, only in the corners in the other, but it is not everywhere. Why is it done like that and what is this insulation for? I just found it gave us greater piece of mind, he did the frame stage, lock up and will be doing a final. Any concerns in between I was able to send him photos and he would quote what has been breached and all of this would be put in an email to our CSC, get everything in writing. Also, we found bottles from vodka yesterday in one room The supervisor says it is not his tradies. We hope he is right. I also don't mind a vodka at the end of a goods day work especially in this warm weather I have found many, many bottles of empty alcohol (all put in the rubbish cage ). I am confident they are professional enough to leave it until the work is done. Re: Some concerns about wall wrap, windows and insulation 5Jan 15, 2010 2:44 pm The sarking/foil around the house should be overlapping a bit to cover the other upper/lower sheet - at least that's what the tradies on my build did. That will be more effective to keep out summer radiant heat. No tapes at all to cover any gaps. As for ceiling I can't comment much because mine didn't have roof sarking. Apparently sarking isn't required for concrete tiles roof pitch 25 and above?? But my understanding is that if you do have roof sarking, it should be done before the concrete tiles are placed so I suspect part of the sarking on the lower part of roof is simply because the foil overruns around the house - if that makes sense. And the window frames, hmmm, mine has the same issues but my independent inspector told me not to worry about the gaps as the window frames are simply "hang" in place but will be fixed properly later on during lock-up. Re: Some concerns about wall wrap, windows and insulation 6Jan 15, 2010 7:01 pm It sounds like you may benifit from expert inspector at key stages. However, this is just my personal opinion on what I see. The sarking should overlap (top being over the bottom piece) and the flashing (black plastic at the bottom) should sit under the sarking and come out though the bottom course of bricks. Think of water running down the wall. There is a gap between the bricks and saking, so there should not be much water/condensation in there, but what little that gets in should run down the wall and out weep holes at the base of the bricks. Most bracing can be tensioned, and should be tensioned by frames complete. The windows are meant to have a gap around them and can be positioned to match the bricks. However they should be packed (pieced of timber) or securely nailed once fixed in the brickwork. A 10mm gap should be left at the top. The roof sarking is just unusual. You will need to see what is in your contract. I understand a tile roof do not require sarking (at least in NSW). We had sarking added to our contract as it improves insulation (and a bit of waterproofing). However I didnt see any bracing straps over the tops of the roof trusses in your last photo. You should check if this is provided and/or required. Have an inspection prior to the plaster board going up - to check all issues raised have been corrected. Good luck.
