Browse Forums Building A New House Re: Please comment on our proposed floor plan 21Jan 12, 2010 5:27 pm I like the WIR the original way, if you move the opening to the other end, it means you can only have your bed backing onto the window, which isnt ideal, I would rather have it backing onto the wardrobe wall. Like some one else said, just stop the shelving from going all the way to the end, finish both sides just before the opening - and use the space for a chair, mirror, tallboy etc. Re the laundry door and broom cupboard blocking each other off if both open at the same time - our house is like this and it isnt a problem - you never leave a broom cupboard door open for long anyway I would move the garage entry to open into the hallway too - its not bad where it is, but I think the hallway would be better. Re: Please comment on our proposed floor plan 23Jan 12, 2010 6:01 pm I think the TV room would be great if you had one large floor-to-ceiling unit on the side of (bedroom 2, or bedroom 3) with everything inbuilt. That way you can keep all the kids crap hidden behind doors plus you've got extra storage. Most tv's are slim now so i'd imagine it wouldn't need to be too wide (eating up the space). A nice minimal design with push-open doors would look fantastic in that space and the kids would find it super cool... well i would. I really love that the 3 bedrooms are separated from the Master suite, because it's always a burden having to worry about not waking up the old's when all the bedrooms are so close. It's a great design, especially with the proposed linen cupboards in the hallway which means alot more storage. I'd honestly love to live in a house with this kind of layout.. i just feel sorry for whoever lives in bedroom 4; when their about to leave, getting to the front door, realising they've left their keys in their bedroom and going for a mega-walk back to their room, which is really right next to the entry. With the Laundry door issue, why not put in a cavity sliding door for the Laundry door? Or ummm are they outdated and therefore I'm showing my age I personally loathe doors (they really just take up space) and would have every door a cavity slider (says me who doesn't even have one!!) I like ideas of the extra linen, L-shaped BIR to Bed 4 and WIR centred with gaps either end for access. I would also recommend having a slightly wider entry into the hallway to access the bedrooms for the ease of movement of furniture (moving in/out, upgrading etc) as you may need the extra width to get the furniture around the corner. edit: also would change the door to the garage.... If there's enough room in the master bed for an opening each side of the robe, I would definitely consider it. So much easier for each person to be able to get out of bed and go straight into the robe to get their clothes. Our house at the moment has the robe against the wall right next to DP's side of the bed. If I have to get up earlier than he does, it's very difficult to quietly find my clothes and get dressed without waking him up. Might not be an issue for you, but something to think about! Love the rest of the house plan by the way! Looks fantastic and can't wait to see it come to life. ... If its a hot day you are likely to have them closed if there's air con inside, and also to keep flies/bugs out. If it saves some money I would change the dining and media room doors to windows. The only windows are set well back within the al fresco room and there's no scope for adding any extras because of the layout. I think you'd find it quite dark, expecially in the kitchen. You'd get western sun in the afternoon, but that could make things uncomfortable in summer and you'd probably have to have blinds closed most of the time anyway. One improvement could be to add a skylight to the kitchen. On the garage side there is a retaining wall (which drops down not up) which has broken bricks back filling to the wall. In addition to this there is more fill on that side of the house so we were unable to mirror the design of the house and put it how we wanted to. Ideally it would be flipped and have the garage on the other side which is flat from the road. However we have another retaining wall on the other side (this one goes up) which has footings which extend into our block preventing us from zero boundry or moving the house where we would like it. As with anything you cant get it 100% how you wont it. But I'll take your suggestions on board. RE Heating/Cooling - while your point is valid, it will be up to the operator/owner to manage their energy cost. Like if your home and it's hot. Dont cool the whole house, just put it on the your BR or TV room, rather than waste energy cooling space that's not been occupied. We have done something similar to our laundry/powder room. The cavity slider has neatened it all up and we don't need to worry about the darling children opening doors onto doors. I need to tell you that this houses orientation is going to give you a hot house in summer and a cold house in winter. Meaning the running costs will be significantly higher than they need to be, to obtain a comfortable year round temp. There will be minimal natural light, except when you don't want it, late in the afternoon, needing lighting all day. But then you could add lots of skylights but that gains heat when not needed and looses heat when you do want it. The garage is on the wrong side and will be hotter than you can imagine, the workshop would be better as a sauna. I kid you not. If the garage remains where it is the heat generated will stiffle your house. As far as the design I am not qualified to comment. There are more qualified people around to give you better, possibly more informative view, regarding solar passive principles. Though for example, to heat for 5 months of the year could be $1000-1500$ to cool for 4 months could be as much as 1000-1500$ ...based on today power costs. ...from here on in, the cost of power will be a lot more Again not meant to be offensive, but to give some of what I do know.
