We are getting close to been happy with our floor plan for our new home. Could you please have a look and see what you think. Please post and feedback or suggestions you may have for us. We have tried to create an open space for the middle of the house as that's where you spend you time. Do they all do the same thing? Do you have children? Perhaps it's just me and the name is wrong on the plan and TV room should read rumpus room. Next point is storage space. I see you have a linen cupboard. Personally I would be doing away with a large chunk of the media or tv room and putting in a full row of floor to ceiling cupboards. Storage space is invaluable. For a small amount of joinery you can really make the place clean and tidy by storing a lot of things in the large cupboards I proposed. That is just my 2cents. Happy building. * entry from the garage straight into dining/kitchen area? I would have the door going into the entry instead. * love the workshop space in the garage, but agree with others, add some extra storage, the media room wall would be perfect. Could you make the master suite smaller, move the WIR accross to create more storage? I think you succeeded perfectly - the way the bedrooms curl around the living areas separates the areas wonderfully, and makes navigating the house logical and intuitive. Great design My thoughts:

I actually like the idea of a seperate kids/media/family. I would definitely use those three rooms for different things - a BIR of some sort in the TV room may help with wayward things for the kids. Just so when you enter the room, you don't see your stuff. Or if you moved it off centre, you get even more storage around the corner if you know what I mean. It is a huge WIR so you can ignore me!! Ahh just thought, where will you put your bedhead? That will effect the entrance to the WIR. If you have kids maybe a cavity slider between family and hallway to bedrooms. Considering most fridges are usually a max of 800mm deep, that's a bit of wasted space..... perhaps a better use of the kitchen space would be to place the fridge along the back wall of your kitchen, the opposite end to where it is now. That would give you more pantry space, or you could even turn it into a coat/shoe cupboard with access from the entry?? Coat cupboard is what I'd do... OMG bel, I looooooove your idea of the extra linen cupboards - just checking with hubby if he thinks the hallway will then be too pokey. I can then delete the original linen outside the main bathroom and then gain some space on the main bathroom. The original floor plan had no linen cupboard at all so we had to put one somewhere and that was the only place we decided but I then loss space on the bathroom (which I wasn't too keen on). Hi Nathan SteelFab Just to clarify, the TV Room is a Kids Activity Room, the Media Room will be the room with our main TV in it and the Living Room will be a Family Room/Sitting Room (with no TV). DH and I aren't big TV people so we are happy with the amount of natural light filtering in through the Media Room as it won't be set up as a "theatre room" as such. 1.Have you thought about the natural lighting in your media room? You'll need pretty heavy duty blockouts or curtains if you want to watch a movie in darkness (even more so if you want to use a projector). Yes we have. Although we will put our LCD in there, we are not that big on watching TV, so the glare from the windows and tiles on the floor (not best for sound) and things we are happy to accept. We didn't wont to make the room darker perminatly (by removing/reducing windows) as it would perminatly change that room to a dedicated Media room. At prestent, we could use it for other purposes down the track, more flexible I suppose. Also, with your WIR are you comfortable without having a door to 'screen' away hanging clothes/boxes/wardrobe detritus? My sister has a WIR like yours and she ended up putting a rod and curtain across it because she got sick of the mess! This is great feedback. No we're not 100% happy. Either we'll flip it or put a small wall at the end of the back shelf to finish the hanging section. That would leave a spot for a sitting chair, not for sitting to put my clothes after they have been lovingly ironed Across from the linen cupboard there is a double-thickness area presumably due to the door up the hallway. In my head the jutty-out part looks a little awkward and would probably annoy me, so be aware Yes it does look a little odd on paper, but we've seen it done at another house and it does work. Good spotting... In your laundry I notice the storage cupboard door and the entry door could have problems if either is left open - an alternative to having a brick-enclosed storage is to continue the bench and put in overhead cupboards like in a kitchen This makes the area look larger and brighter too. Yeah we thought about over heads. But to be honest, it really came down to budget. Plus we can add them later. As for the door, it's not ideal situation. We could put a self closing hindge on it so the broom door will always be closed. Deep fidge space? Originally there was a hall way that ran from the entry to the hall way for the bedrooms. We didn't like the idea of having access to childrens BR from the front of the house. Esspecially as we would normally be down the back, or outside. So we deleted the hall, put some of the space to the front BR and a little to the now step in/walk in pantry. It's a bit of wasted space but cant really do to much about it. could hide the security system box there....if we had one... We didn't wont the fridge on the back wall as it would chew up bench space and kill the open look of the kitchen. Plus we like things symmetrical. Moving Door for garage? We didn't think it was an issue. Plus you need to remember that when you park your car, you get out and walk across the front (along the wall), if the door was moved you may have to step up the passenger side of the car to go through the door. Depending on measurements. Dont forget SYMMETRICAL Thanks for the feedback, I hope this helps explain why we have done things a certian way. We wonted to create different "living" areas while maintaining an big open space. Hence why we have Living, Kids TV, media ect... There are only the two of us, but we are building a house for our future, we'll grow into it. Concerns I have are in the living room. Have you had a play to see where the furniture will go? The new linens suggested are very good but, if I'm reading it right, they take away one of your walls in the living room. Being currently in a house with lots of windows from floor to ceiling, I find we just don't have enough walls to put things up against. The fridge cavity is also a little strange. I wonder if it couldn' have the wall right behind the fridge at the standard 800mm depth and then become a more squarish WIR with L shaped shelves and hanging space rather than the long BIR for BR4 as it is in the current plan?? I'm in the design stage of my own next house. I'd consider seriously if you really want a door - especially a glass one - from the media room to the alfresco. Save yourself some cash and just wall that up. If there's electronics gear in their like projectors, amps, speakers, blurays, consoles, etc, you don't want the smoke from the bbq in their and you won't necessarily want people walking through there in any case. If you're looking at surround sound with some bass and volume, you don't want tiles in their either. All of the sound will just bounce around on the hard surfaces and make a mess of whatever you're trying to listen to. Unless you're thinking of a 4.4 x 4.5m rug Just saw the new post... fair enough. Still worth thinking about whether you want "circular" access... Anyway, my 2c worth. It really is a great plan. and I'm sure you'd be happy with it just as it is.
