we have had our practical completion inspection today and quite disappointed. one of the things that bothers me most is that the "cupboard doors" are chipped a "little bit" at the bottom corner. The reason my building supervisor gave is it happens all the time when as the doors are painted before fixing and it might happen while transporting or fixing them. I am not impressed with his reason and not sure if i am being too fussy but isn't it supposed to be undamaged and brand new if it's a new house. It's the builder's responsibility to provide a product in new condition. If he cracks a tile while laying in the kitchen - he doesn't lay the pieces of cracked tile - he should put down a new tile. Same with kitchen cupboards. Or scratches on stoves or ovens. And don't allow them to just "touch it up" with paint - it will look cheap and nasty - ask them to replace the door. If it was during the inspection, mention it to your CSR and it should be fine. You're paying for a new house, not a new house with chips and scratches.
Your builder's excuse is, pardon the french, a crock of #$#%. They are basically admitting liability to transit or handling damage as a result of poor packaging or fixing practices. I'm tipping the cause to be on site handling damage, as after the doors were manufactured and sprayed, they most likey would have have been bubble wrapped prior to despatch. If this didn't happen, you'd probably see rub marks on the faces of your doors, from where they were stacked on top of or against each other. I assume that the chips occurred during fixing, after the doors were unwrapped on site. The cup hinges have to be screwed in then the doors are fitted off and adjusted for up, down and in/out positioning. I'd guess that they were probably unwrapped and sat on edge leaning up against a wall, or just carelessly handled so the edges have copped a hiding during fitting. It all depends how much you're prepared to compromise (especially if you're facing time or money pressures). They can either replace the doors, touch up the chips, or leave them as - is. Me, I'd be going for replacement, as a touch up will look cacky - there'll still be chips, they'll just be covered with a single layer of brushed on paint, as opposed to the surrounding area which will be a sprayed on layer of primer plus one or two layers of paint. Well, that's my rant over and done with. Poor workmanship and lack of pride in one's work really gets my back up. Cheers, Justin. I am early into my building process, yet I can already forsee some minor issues, which I am sure I will make them fix. For example, although most of the windows still has plastic wrapping over them which is good, sliding doors does not, as well as one or two windows. Now that the brickies just finished their job, the sliding doors have little bits of mortar inside the rail as well as all over the glass. I know it's going to be washed but I've told the supervisor that if the door doesn't feel and look 100% brand new, I will demand a replacement. Has to close and open as new. I am sure there will be another 100 minor items between now and handover, but as long as it's all fixed by the end of it, I'll be happy. This is my first home and dream coming true. I don't want to feel it as a second hand quality after i move in. Each and everybit of the house should be to my satisfaction and that's what I am paying for I guess. I wrote a letter to PD today explaining the damage. It might cost a few houndred dollars (NSW about $350-$400), with their professional knowledge & advice, they might pick up something you missed. We had a couple of chips in the bottom of the cupboard doors as well and the supervisor didn't flinch at getting it fixed. 2 days later when we came back it was good as new. No idea how they fixed it and I never asked but we were happy that they fixed it without telling us we were being pedantic!!!
