Browse Forums Building A New House 1 Jan 09, 2010 9:02 pm Hi guys, I have been lurking around here reading for awhile now ..... just wanted to say this is an awesome forum I have learned so much already and I look forward to learning heaps more My DH and I are looking at building our first house - we are currently researching land, position etc. We have started looking at a house build budget which is where we get confused. The house that we are looking at building is a base price of $220K we saw the display and asked how much to build exactly display we were told around $310K now I totally understand that this is inclusive of window fittings (which were plantation shutters which I believe are exy) etc. My question is not including floor coverings, window coverings, landscaping and driveway how much extra was your house to build from the base price? Re: Long time lurker with a question 2Jan 09, 2010 9:27 pm Hi Star, Welcome to the forum. I'm a bit of a lurker myself at the moment and you're right, the forum is brilliant. I haven't started a building thread yet because I'm still waiting for our land to settle but in going through the process of a custom design build with a building design company and a builder, we've found that the difference from base price to having a real house without those things you mentioned will add about 20-25% ontop of the base price. It will be a little higher for us with higher end inclusions and we've yet to go through the electricals which will also add a bit because we want a home network. We will probably end up adding 30% to the base price when we're done. That's building in Melbourne. Hope that helps. We took out carpet, main floor tiling, air-con, window fittings etc anything we could do after handover. It may not include window furnishings.... or even floor coverings. "As displayed" can mean a number of different things - it generally doesn't include pools and landscaping and definitely not furniture, wallpaper, feature light fittings, etc. Driveway, alarm system, fencing....probably not included either. Make sure you're comparing apples with apples. So yeah we're at about the 20% mark over, that also doesn't include driveway,fencing,gardens, aircon, misc. which so far we've allowed about 20k for on top.
