Cost us few months 8-(. Apparently if you are building a double storey building and footprint of the ground floor is bigger than 1st floor, only 1st floor has to comply with double storey restrictions. As it appears not all sales people from building companies are aware of it and could say that a selected house won't fit into BE while it could. Thought I would update you with what's been going on with us. We had a meeting with the sales people over stage 4 being removed from sale and they basically blame council completely. According to them the council has the right to change their mind on any plans at any time and with a new town planner overseeing the development, this is exactly what they've done. With stage 4 the changes they requested were going to be too drastic to do without removing the stage from sale. Apparently this could happen to any of the stages still to be titled. We said we would take the refund of the deposit (well we didn't really have any choice!) but nearly 3 weeks later and lots of phone calls, we are still yet to see the money. We also left a small holding deposit on our block for when it is released again (which won't be for 2 years we've been told!!) so that we can hopefully get our dream block back. We can change our mind on this at any time and get the money back so we will see if we find anything else in the mean time. As you can probably understand, we are quite hesitant to stay on with australand after this mess. For now we are packing up the baby and the dogs and moving out of our apartment and into a friends house they have empty for the next little while and hope things work out better. Who knows? We might still get to be your neighbors yet! Even if it is not for another 3 years!! (on the golf course, there will be a few bunkers but not sure how many dam/lakes there will be.) appreciate any feedback/input. cheers. Google Maps still has the satellite picture of it in place - that's how long it's been since they updated their images. If it were me, I'd get a soil test company to come along and do some test bores. It's the same thing that the builder will do to determine what kind of slab you'll need. They may be able to give you a heads up on any issues that are likely to come up when it's time to get your builder involved. I'd rather know early if there were going to be any issues with the slab before I get too far down the track. If you had been sold a lot of 16 x 30 and then found out it was different when the title comes, I am pretty sure that would be covered by the misrepresentation of products rulings in court and you would be able to get your money back but before that you would check the Lands.vic.gov website to actually see your lot. Have you done that? It has a crude measurement capability but I get Lot 1202, for example, as 19m x 33.8, which could be 34m on the title. Don't talk to me about banks at the moment. Am really after some advice from everyone who has signed contracts through to already living in your beautiful homes. We are on lot 335 which is just around the corner and higher up the hill than Shaun & Amy (Shaun I think I saw you out the window of the top floor today - we have the grey Holden Astra). I wouldn't say the fall on our block is overly steep its no more than 1.6m from back right to front left. Have just received our site cost estimation at nearly $43k. We fell off our chairs when reading this. I personally think it is a blatant grab for cash - sell the house under promotion with all these wonderful deals - and then after you fall in love with the house hit you down the track with exhorbitant costs. I am waiting on the details breakdown of the costs - which they don't want to give you of course. They have also quoted on a P class slab - and have said that they need to provide concrete piers to the dwelling given the abnormal moisture conditions (must have been raining they day they checked out the site). This is all from the same company which gave us their 'upper, upper, worst case scenario' estimation of the site costs at around $33k (which was based off Google Earth). Cheers Matt Hi Matt, We almost went with Burbank on a house and land package in Sept/Oct - the price of the site cost in the package was $55,700, it was a fixed site costs. The whole thing fell through because the council did not approve the lot sizes. We decided to just buy the land first from Australand and now, we have another problem..building on a filled lake ha! ha! So I'm guessing your builder was able to access you're block for soil testing then, are you getting the whole block cut or just the slab area. Fingers crossed the quote is incorrect and once the start civil works, digging it won't be that much for your site costs. Been a while.....In the midst of doing some last minute figures and sums, just wondering from those whom have already been through the building phase about the costs with their build. I have so many different final estimates on the actual cost of the construction, can some of you share the rough costs you have come across to date (Dont need to be overly specific) e.g site cost 30K, cost of construction 280K etc... On a lighter note (please don't hate me......) I actually got a job working for the council and have recently been working on some projects in the estate. Couple of questions i've got for those already building or have built: 1) How do you go about arranging the fencing with surrounding neighbours? Is the idea to get the contact details of your surrounding neighbours, then get some quotes and divide up the costs accordingly? 2) Our builder (Metricon) told us that they'll add on extra to our site costs if they find rock, has rock been an issue for many of you? 3) And what about the soil type classification?
