Just received a letter from the Australand's solicitor saying that they anticipate the plan of subdivision to be registered in early November!!! Is that the same as registering title? Who are you building with and what part of stage 15 are you in? Hope it's all going well. We are considering buying the next release at The Range but have been told by sales that they don't know what land is going to be released, the size or the price. XD Not vague or anything! So we're still unsure and might see if someone sells some already titled land in the development, there have been a few recently for sale. How long did it take to settle? Did they give you a realistic timeframe? Looking forward to hearing about your build, hopefully we'll be joining you! We found the land office on site at The Range to be really helpful (Oliver is terrific) but they do seem to get the run around from Australand HO sometimes. We were told initially that our site would be titled Nov/Dec last year but it finally happened in late March. It did let us save more money before we had to start paying for the land loan plus our rent - it's going to be a tight six months till the build is finished - so while we were impatient to start it's all ended up OK. Every time we go there for a look around we love it though. I grew up in the outer Eastern suburbs and love seeing Mt Dandenong and the Yarra Valley when we drive into the estate. We researched plans and builders for at least two years and ended up with Simonds (our build thread link is below). They had the basic plan (the Hudson) closest to what we wanted and then we worked with them on variations - this cost a bit more but was still cheaper than an architect/builder combo, plus Simonds gave us fixed site costs which was important to us. Hi mikoyan We worked more on setback requirements and frontage (12.5 metres) and worked from there. Our main consideration was that we had a home/facade that fitted within setback rules (on our block 5m front and back and 1.2 each side). We initially had a protruding facade that we had to lessen to fit within the front setback. Setback and % are all in the Section 32 from memory. Are you going through a building company? Our builder worked all of this out with Oliver, who was great by the way. Which stage are you looking at? The S32 for the block I was looking at didn't include all of the developers rules. I know two things to be very careful of in The Range - trees and trees!! Be careful of trees on neighboring blocks that may overhang and eat into the build zone...but all of this will be in the MCP. I'll still have the copy I have hanging around somewhere - if you like, PM me and I can email to you...but I can't promise that it will include the block you're looking at! I know that we had to spend a small fortune on mandatory NBN capability for our home, but is it actually functional yet? It's important to us as we both work from home and require high speed internet access. Currently it is available for Stage 8,10,11,12,14,16,17,19,20,21,30,8A and in all future stages. if NBN is available on your street then there is no initial cost to connect to NBN.
