I've heard it can delay the build for weeks! Hey AntQ, unfortunately its one of those how long is a piece of string questions, depends on how wet it is, whether its just soft or has standing water on it, how wet it was prior, how much it dried off with the varying wind and sunny patches yesterday and your type of slab construction and your builder. So for example we had rain in the few days before our slab pour, but had one dry the day before and whilst it was a bit soft it was fine to go ahead, though our slab was designed to allow for a significant amount of moisture and soil movement. By comparison if you take a look over at Janelles thread, she's waited 5-6 weeks for a slab until her site dried out enough. So many variables its hard to say anything specific. As part of the process, you or your builder needs to complete an inspection report which must be received (by the developer) at least 5 days prior to construction. This will document the damage (or lack thereof) to the crossover, whatever is currently on your land, etc. The document then goes to state how you go about getting your money back after completion (i.e. must be a full-moon, spin around three times, video and post on You-Tube, etc., etc, - well, let's hope the refund happens EASILY - seems like it should). Email Kylee Skinner at Clublinks if you have not received your information. AntQ - your builder SS will have booked the pour, so get in touch with them for some specific dates. Big M give us a website with all our info - what is happening when, so rather than bugging the SS we can go online and see when things are due - if it happens earlier it's a bonus, of course. So also check if your builder provides this services as well - it's very helpful. Realy weird, I never received anything about the asset protection bond. The conveyancer paid it for me as part of land settlement, but I never actually got anything confirming the asset protection for the house. So I have no idea what to do. I guess I will have to contact clublinks like you suggested, maybe Carlisle take care of it all for us? Email Kylee for a receipt - that seems to get the wheels in motion - also ask her to send out the relevant info, and I would then liaise with the builder according to the content of the document you receive. Builders typically run with their own version of the checklist (I know mine did), however it helps if they still go through the process as a matter of being thorough - best to follow this up since documentation from the developer states it can be up to you or the builder to make sure it happens. Although the conveyancer pays the cost at settlement, I think you'll find it has come from your funds - either incorporated in the loan, or as extra payment that needed to be made at the time (as did in my case along with the land tax, etc.). You'll want to make sure you've ticked all the boxes since the refund will come in handy post-handover - no doubt! And thanks for the encouraging comments re my build - yes, it's all coming along! You require Asset Protection Bond Return Form, have it emailed, fill out details and return to her with Certificate of Occupancy and compliance certificates as requested on form. I suggest you deliver and ask for a 'date stamped and signature received' copy for yourself - they lost ours for three weeks. After resubmitting and some strong words the 'inspection' was carried out and passed last week. Apparently cheque is in post? no sign of it yet. I'd have to check specifically but i think we hit lockup at around 11-12 weeks, but it was delayed due to a lack of brickie availability. Certain brand name builders are *blanked* words, the same as swear words etc as per the liability posting rules. If you choose to disclose it, you can do so by adding spaces between some of the letters or by replacing a vowel with a number 1 for i, 3 for E etc. Just remember this is a public forum and you can be held responsible for anything you post. so just think about it before tumbling into a libelous rant. While it used to be the Regular Plan: $54.95 for 8gig peak and 4gig off peak Great to see the pennies have dropped.
