I think the house can't be occupied until the fencing is up... How do you get in touch with your future neighbours to work out the costs etc...? Thanks!! Also has to be timber and after contacting the Design assessment panel the max height allowed is 1.8m, not 1.5m as stated in the oct edition of the covenant. That said, until all the land is titled that can't happen anyway as its still owned by the developer until after the land is titled and the purchase contract settles. My builder DFH recommended this to us prior to signing a contract with them, they told us to have the permanent fence put up before the home started to be built. Instead of paying a few grand for temporary fences, which they take down upon completion of your home, the idea of a permanent fence was encouraged. Our land contract also stated we cannot move in until fencing and driveways are done however once it came to handover, the developer was very relaxed provided you are actively seeking to have the work done (we have moved in with neither). johno My builder DFH recommended this to us prior to signing a contract with them, they told us to have the permanent fence put up before the home started to be built. Instead of paying a few grand for temporary fences Be wary of having your fencing installed prior to building, esp. if your building close to your boundary. Ideally your tradesman should have nice easy access around the house. It can also get damaged during construction (which is what happened to our only side which was fenced and turned into a big headache to have fixed). Even with permanent fencing on three sides, temp fencing will still be required across the front so you dont escape the cost altogether. Our temp fencing charge for three sides was only $700 so its not too over the top. Ask them what kind of discount they provide before jumping in to have your fences put up. When do the builders take out the temporary fencing? We organised ours once the bricks were cleaned as we were close to the boundary and I wanted to maintain decent access for the brick layers. Ask the question of your Site Supervisor as you really need their permission to have your fencer onsite in anycase. They will tell you the most convienient time. Also discuss with your fencer, the ones I spoke to were happy to take down and stack the temp fencing during construction of the permanent fence. (this was months ago and we still dont have our fence but that is a whole other story unrelated to construction). Just on putting the fence up to avoid the temporary fencing..... I considered this too however, for the risk of the fence being damaged (which the builder specifically advised was not their issue should something happen) we opted to just do the temporary fencing rather than run the risk of having it broken etc. Our temporary fencing cost $1400 I think. I could have gotten it cheaper doing it independantly but the builder wouldn't allow this. Its a hassle ,but what the heck I got 4 of them to contact I will drive down and meet them my self . What happens if any of them refuse to accept the quote ,can I go ahead ? or wait till they find a suitable fencer . In the meantime I have no fence .what are the rules here? We have a dog so we need the fence organised before we move in. We did have a rough quote from someone my partner knows a while ago and they said $55 per metre with capping for the whole job, which is apparently really good - especially with the fence capping, but would obviously look into this further when stage 5 titles next month.... Its also exposed post and no capping is necessary. but can we have capping if we want it?
