We are complemplating a sloping block and building a single storey house with a tandem underneath (slopes up from street). Does anyone know if it's possible to build a 4 bedroom house, preferably with basic ensuite, open living/kitchen, basic bathroom, bedrooms about 10sq/m, main around 15sq/m, perhaps a formal lounge. It's ok for all to be very compact, built in's only, minimal other furniture. Nothing fancy, no walk in robes or laundry (put washing machine in bathroom, no dryer). Have always hated laundries. Not looking to sell this for 20+ years. Council rule with land vs house ratio makes house 165 or less. Garage, patio etc doesn't count. Height restriction too so can't go up. Anyone know if it's possible? Or any project homes I can look at floor plan for ideas. All the websites I look at have these grande houses that are huge and have home theatres, rumpus rooms etc. Appreciate any advice. (got kids, need rooms) We recently sold our basic 3 bedroom unit and that was 84sq/m which makes me think it is possible (bedrooms 2 and 3 were a bit small but it was livable for kids, no ensuite or laundry, big living area, but was a unit). I just looked at the Fairmont Homes site (who we're building with) and they have a couple just from a cursory look. The Executive 170 is 167sm living for eg. You could definately draw your own plan and get it quoted on by a project builder as well. Ours is 3 bedrooms, but there are many that fit 4 bedrooms into that area or less. Here is one which has ensuite, separate lounge as you wanted - every project builder will have a separate laundry as it is the expected norm in Australia - but many of them, like this one, could be easily re-configured to enlarge bathroom and omit laundry. Someone else who understands what it's like to live in a <100m2 house with kids! Yay! Our current 3 bedroom house is 80m2 but it's cosy enough to have a nice size kitchen, bathroom AND laundry We're building in Perth but in a similar situation - building on a slope (from street - feel free to check out pics on our blog) and house size so far is about 194m2 (a bit bigger than your intended squarage, but we've included WIR and laundry ) If you can (and if relevant to VIC) check out C*llier Homes as they do one off plans, etc based on your personal needs and block size, etc. Look forward to hearing how it all goes! So if you're limited to 165 m2, I'd say it's definitely do-able with the extra bedroom. We had a laundry though - I can't imagine living without one. I'm never organised enough to have washing, folding and ironing constantly up to date and it would take over the house if it didn't have its own room.... Take another look at the bigger project builders. They usually have a range of smaller homes, and there should be a choice of different layouts and room types. I know I've seen some with a single large open living/kitchen area. Our house is exactly that size in living. We managed to fit 3 bedrooms, 1 study, 2 bathrooms, 1 living area, 1 family area, Meals area etc. We have the frame up and it feels like a good size. Our master also has a WIR close to the same size as the ensuite. The bedrooms have BIR but the study does not. We kept our family and meals area open plan and added higher ceilings to give the bigger feel. It all depends on your layout. We done a long house which sits across the block, similar to ranch style.
