First post so go easy. Ive attached floor plans of my proposed new house which I designed and drew myself. Would appreciate any feedback regarding the layout - Due to start building Feb 2010 - DA already approved so can't make any radical external changes but can obviously 'tweek' the internal floor plan. I have just realised that the floor plans did not attach - getting the mesage "Sorry, the board attachment quota has been reached" Does that mean I just have to keep trying to attach until the quota has been made available. The walk-in robe in bedroom 4 is actually a storage area - the room is a guest bedroom so not used all the time. The door from the WIP to the outside is Mrs Chilli Dogs's idea - easier access to the laundry from kitchen - I'm still not convinced. Me either. I dont think going outside in the rain and cold to go to the next room is a good idea. Having to lock/unlock the doors. It wont get used im sure. You have a rather big entrance, why not consider a double door, I personally think that adds the wow factor Maybe for Mr Chilli Dog, you can add a door from the garage to the back for the tools and DIY projects You have super big bedrooms, so envious! Thought about door at the back of garage but decided on wall to ceiling storage right along back of garage would be more useful. Can you perhaps reconfigure things so that the garage opens into the laundry, and there's a sliding door from laundry to WIP? There'd be no need for an extra external door then. You'd have to move your cloak cupboard and rearrange the shelves in the pantry, but that shouldn't be too hard. I've seen similar set-ups in a few display homes - Very handy for lugging the shopping in from the garage and it still gives easy access to outside from the kitchen (through the laundry). Good idea about putting an opening between laundry and the WIP the problem is that the WIP is 900mm lower than the laundry - would have to put steps in. I did draw what you suggested a while ago but it compromised the space in both the WIP and the laundry. Maybe an outside door straight from the kitchen is the answer rather than in the WIP - not sure whether than will spoil the look of the kitchen though. The other one would be to perhaps swap the position of the shower and the hand basins in the ensuite. I just personally think it looks a bit weird being able to see the toilet from the shower like that. Re: Feedback on floor plans required (plans now attached) 14Jan 04, 2010 2:49 pm The storage room door was originally at the top of the stairs but we decided that we would rather have a 'clean wall' for large painting/photos than a door. As the guest bedroom is not used very often we figured the door in the bedrrom was not much of a problem. Yeh the toilet opposite the shower not sure about that. Must have drawn every conceivable layout for the bathrooms and still can't find one that seems to work. The bathroom seems almost too big if thats possible. Thanks for the feedback much appreciated. Kids bedrooms are both 4.7 x 3.3 As we designed it ourselves we decided to make the bedrooms bigger rather than having the open area at the top of the stairs which seem quite popular with most project homes. What about for the bathroom, something similar to our ensuite plan... My thread is: viewtopic.php?f=31&t=26066 So you would walk in and to the left your would have your shower and toilet hidden behind a wall and to the right your bathroom and you could have you basins on either wall... If you had the basins on the shower and toilet wall, it might allow you to bring the bath in and decrease your square meterage? For one, you're going to find it a chore to constantly have to run around the house to put things in from the yard to the garage (and you're too muddy to go through the house). Secondly, a value add of your WIP pantry door is that you could go straight from your garage exit to your WIP entrance (weather permitting). Be sure that your side doors have good seals at the bottom (or maybe you can use aluminum framed glass doors?). We have normal external swing doors in our laundry and have had rain come in when they're accompanied by strong winds (20 yr old house). Since its double story the eaves don't do anything for rain. I guess I should be happy that its raised (with steps) likes yours is (though your WIP isn't) as it could of been worse. The new build has glass sliders instead - I think most of the volume builders do this as well for the same reason. I love the mezzanine office - mezzanines always look like luxury. Are you considering any means of being able to shut it off for noise from the living room or leaving it open for aesthetics? The french doors to the living room are a nice touch also. As others have posted, the open shower to the toilet is a bit odd. I think I'd be worried unless there was a wall on the other side (currently facing the toilet) so you wouldn't have to worry about getting the toilet/toilet door wet. Looks great over all. We all LOVE getting the opportunity to comment on somebody else's floorplan. . . bring it on! * We were going to have a shower without a door, but Phil's uncle talked us out of it. Said that most people that he's fitted doorless showers for, have called him up within a few months to have a door put on, as they're sick of having wet bathroom floors. * OMG! Fantastic WIR space. . . bigger than ours, I'm jealous! Is the builder doing the fixout for you? Rails and a shelf only, or a combination of shelves, drawers and rails? (We're doing our own fixout, has saved us a fortune. Getting the melamine from Mr Ply&Wood and the drawers and rails from Bunnings.) You could have shelves/rail space going along the back wall too if you REALLY want more storage! * Our main bathroom is about the same size as your ensuite, but we've got a corner-spa instead. See our blog for our setup if you like! (But don't look at our ensuite. . . we just fit everything in where we could, and ended up having absolutely nowhere to put a towel rail!!!! Bugger! I just bought a towel ladder from Target, hope that will do). * Lovely big kitchen. . . how big is the island bench? * I'm not so sure about having a door through the WIP to the exterior either. . . I'd be just a bit scared of the bugs getting at my food (and the heat from the lack of insulation around the door area warming up the food and wrecking it). * Big bedrooms = excellent! Your kids are gonna be stoked! * Love the balcony off your master bedroom too, I'd love to have that! * Love the skylight. * Love the big landing area at the top of the stairs. . .very grand. * Are the windows in the bedrooms mostly the long thin windows you have up high? Some friends of ours are having those, excellent idea for the bedrooms, as you can put the beds and bookcases and stuff underneath them without blocking them. * Do you have front and rear views available?
