The only other thing apart from some of the other ideas already raised would be to move the doors in the minor bedrooms as they are opening against the robes. Make sure you post the final plan!! I have attached a revised Ground floor plan with the laundry in a different position - be interested in your thoughts. Still need to do some work on the bathroom layout but am sure will get there in the end. To answer the question about the office/mezzanine area no it will not be sound proof but will have frameless glass to handrail level - really happy with the mezzanine idea as we use office alot but won't feel isolated from the everyday "goings on" in the house. Hi Jodge - our builder is doing all the fitout in the wardrobes we just have to tell him the configuration we want. Our island bench is quite big at 1.5m x 3.5m with the double sink incorporated into it. I've attached Front and Rear Elevations - let me know what you think. We kept design quite traditional to fit in with surrounding house's -decided not to put balcony on the front which seems quit popular with most project builders, just don't think we would use it. We also wanted our bedroom at the rear as we will have views over Sydneys "Middle Harbour". We have one long high level window in the master bedroom but all the other bedrooms our a standrs size. I can't quite believe that you haven't been designing houses all your life. The front looks so well proportioned. I see you've added a bigger front door with the glass panes to either side. . . very nice. . . we decided to forego the glass panes either side of our front door to save a bit of money. . . as you have views over Middle Harbour though, I'm sure that money isn't as much of a problem for you as it is for us poor folk building in south-western Sydney!! Hahaha! Can I tell you that I am very very very jealous that you are building where you are. . . as my main place of work is Artarmon, I'd much rather be driving from the Spit than bloody Camden! (Think it's time for a job-change). Every time we drive over Spit Bridge, I ogle all the houses up on the hill, and dream. . . ahhhhhhhhh. Now. . . back to analysing your plans. . . I don't feel so bad about saying stuff about them now. . . as you're going to have a privileged view of the harbour. * I prefer the laundry and WIP as you have it in the new drawing, but I'd be inclined to move things around as follows (please excuse the quality of the pic, I just chucked yours into Paint and did a bit of jiggling around.) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There's still a lot of room in the laundry to fit more cupboards in, I've just used what you already had (but chopped out the big cupboard-type thing in the corner). You could put a window up above the cupboards and put a clothes line up on the back garage wall (if you're going to have one that fastens to the wall). By moving all the cupboards to the opposite side in the laundry and moving the door further down towards the WIP, I've been able to move the fridge back up against the left wall, thus increasing your dining room space back to what it was. Here's another thought. . . if you were able to fit a toilet in the laundry, if you had muddy boots from working outside (or were soaking wet from being in the pool), you wouldn't have to run all the way through the house to the WC when you need to pee! Moving the door in the laundry works so much better it your position and I can put the fridge back where it was - will have to put a swing door on the WIP though, will lose a bit of space but not that much to worry about. There is already sliding door at the top of the steps to the main living. As for where we're building yes Seaforth is a great location. We're not up overlooking the Spit though but we can't complain where we are. No matter where you are though money is always a problem. Cheers, C.D. I think you could still have the sliding door going into the WIP though, you should have enough space for two of them back-to-back??? The swinging door into the pantry would just swing back against a blank wall anyway (unless, like me you are going to make a huge spice rack and shove it on the wall so you can see exactly what herbs and spices you have without having to rummage through boxes!!!) Ahhh. . . Seaforth! I used to live in Naremburn and St Leonards. . . didn't quite have the harbour views, but was still really nice and central. I hope you got a good deal from the builder. . . we've found that some suppliers seem to add a bit onto the price when they see the floorplan of our house, think that because we're building something bigger than normal, that we have lots of cash ****** around. . . DON'T THINK SO!!! Have you come across the same problem due to your address? Just one last thing. . . you could fit a clothes line in your laundry! That was one of the things I had to give up with our design, I was gutted. . . it's great for those rainy days when nothing dries outside. . . better than having clothes horses all over the laundry. Also. . . are you having ducted vac? We weren't going to, but we decided to at the last minute. . . I am REALLY looking forward to (Phil using) it. Saw your blog your house and block looks huge. How big is the house? Looks like a good spot as well very green with nice views. Our stairs are open so will be able to see through to a big feature painting so no storage cupboard there. We will have clothes line in laundry though in fact it was a requirement of BASIX, couldn't get it passed without internal clothes line. Cost for a normal sized house seems to be about $1800. . . Dysons cost about $1000. . . so really, it's about the same price as 2 Dysons! (That was our reasoning). We're having a vacpan in the kitchen and laundry too, you just sweep all of the dust towards the panel in your kitchen's kickboard, kick the switch and it just sucks it all up! Kick the switch back the other way to turn it off. . . yeah!!! We're having 5 vac points throughout the house, then there's a point on the unit in the garage so we can do the car with it too. . . no more lugging around a heavy vacuum cleaner. (Phil is really looking forward to it, which makes me even more excited, as maybe he'll vacuum more in the new place!) I hope you don't mind, you're probably sick of me by now. . . but I've re-jigged your WIR and ensuite a little. I've given you a double shower! (which you probably don't want). . . and shoved a single vanity either side of your bath, instead of having the double vanity (I'm not sure that it'll all fit though). I suppose it's a personal choice, but a lot of people on the forum (including me) think that it's important to have a door on the ensuite. . . open plan may seem very nice when you're visiting display homes, but when one of you is getting up to have a shower at 5am and the other is trying to sleep. . . not so nice!!!! We've actually got the ensuite and WIR attached so when I have to get up early in the mornings, I can get at all my clothes, have a shower and get ready without having to go back into the bedroom at all. . . meaning Phil can sleep in peace (unless I'm annoyed, in which case I'll stomp around through all the rooms and TRY to wake him!) I've also put a window in your WIR and extended your closet space. I had so much fun! I do miss designing our house.
