Browse Forums Building A New House 1 Jan 03, 2010 2:32 pm Hi I am currently building a house and the foundation has been completed along with the frames. The next stage of my building process will be the walls and the roof. The frames are timber, although I noticed on the roof they have incorporated a horizontal blue steel frame into the mix. My roof will be a very dark coloured colorbond roof with a 25 degree pitch. I am a bit concerned as I have not seen a house constructed where they have mixed a bit of steel with wood in the frames. Why would they do this? Is there any advantages/disadvantages to this? Should I be concerned? Would the temperature of the roof cause the timber and steel on the roof to expand and contract at different rates since the materials are different? Should I be following this up with the builder? When the builder request a progress payment ,for eg after the completion of the frame we are given 7 days to pay. Is the progress payment issued after the frame has been completed and inspected by the building surveyor or sometimes just before? The roof on the house has now gone up and the brickwork on the house is nearly done. I don't think they put any sarking on the roof. If by sarking it is that aluminium reflective foil. I went to bunnings warehouse and realised that this is what I should have done. I guess its too late now. There will be insulation on the roof. I think it will be R3.5 glasswool batts though. The standard building contract says that they will issue the payment after substantial completion of the frame. In my case, I received an invoice for the frames after they completed the frames for the house. You could pay for someone to come and inspect the frames to ensure that it has been properly constructed if you are worried about it before the payment is due. That sucks! Hope it all works out.
