Browse Forums Building A New House 1 Jan 01, 2010 8:48 pm Hi all, we've bought a sloping block 60m long x 17-23m wide. Slope is front to back and slightly right to left. I've been playing with a layout while on holidays and I'd love some feedback. I've designed it long with living and main bedroom at the back to take advantage of the views and avoid being built out by the neighbour. It'll be a pole home with garage under and potential for extra bedrooms, bathroom and media/rumpus under the lounge/main bdrm wing. CAD isn't my thing so I had to use Abode. You seem to have everything covered, looks like plenty of storage too. Maybe some cupboards in the laundry though.... You might want to consider some way of closing off the lounge from the open plan family/dining/kitchen area. It's a bit pointless having two separate living rooms if there are no walls between. Although some people love the entire house being one big room... as a parent of teenagers, I'm not a fan. Re: Custom design - feedback sought 3Jan 02, 2010 8:44 am Thanks Kek. I'd fill under the stairs in the Laundry with cupboards but I think it still needs a row somewhere else, possibly in the rumpus. I agree with you about the lounge-living separation which is why i added the slight hall section, but I think we'd put in some doors, bi-folds or similar as well. I've been thinking about changing the downstairs to an 4.6x8.0m rumpus and just one bedroom plus bathroom. The main reason I had it as 6 bedrooms was to avoid poles going through the open space, but we'd just have to go for less poles with stronger bearers. I never intend on having a family that big, I just want to have the best resale potential. Re: Custom design - feedback sought 6Jan 03, 2010 11:50 am I'd prefer to have separation between the living areas and the bedrooms, and I want to have some windows opposite the entry for a feature and cross ventilation. If i can keep the house quite long then it won't have as much of a set back from the street to have the same views down the back of the house. I had the laundry upstairs on a previous version but it was a lot further to get to the line and you still have to go downstairs. The laundry shute sounds like a great idea. I've created another version with only one bedroom downstairs, a bathroom, and an 8.0x4.6m rumpus.
