The house is 25.55 squares living, and with alfresco and garage total area is 33.50 squares. Our land is dead flat and the soil test says we need an M class slab. I asked for a very comprehensive quote with concrete, curtains, landscaping etc and total cost for build is 276,500 which works out at 8253k per square or $888 per sqm. The quote has been broken down into $11,000 for electricity, $12,000 for joinery in kitchen/ensuite/laundry/bathroom and consealed office, $16k for floor coverings throughout including carpet (based on $30m2 tile selection), $6k for curtains, $6k for landscaping, $9k for concrete I am just wondering whether this is realistic and obviously it will depend alot on my selections but are the allowances generous enough for the joinery for example? A few searches I have done are showing that most spend $10k and above per square which is making me think there are some hidden costs I may not be prepared for. I know I may end up spending a bit over thier quote but how much? What was the cost of your house per square once complete?? They may have allowed enough $$$, but it may be a "budget" style home and therefore you may have hidden costs if you want to upgrade on things that they have quoted you for but you wanted something else... Eg: Diamond gloss benches in lou of standard, Square basins ILO standard, upgrading tapware, 3 coat paint system ILO standard 2 coat...etc etc etc Just be careful that you are actually getting quoted for WHAT YOU WANT, not what they have assumed you want or is "standard". PFM-I am sure the benchtops don't include Diamond gloss- I would say the kitchen is pretty standard given that they have allowed $11k for kitchen cabinetry, ensuite/bathroom/laundry.... I would have thought the kitchn would take up $9k of that alone. I was thinking in bed last night though that the builders we are building with don't usually build where we are (1.5 hrs away) but are keen to eventually start up here. They have timed it so that if we start in Mar/April they have another job at the same time. Maybe they are offering a really good price so that it makes it worthwhile for them to do the other job at the same time and also as a way to break into a new market. and possibly get more business through referrals from us... that would be nice- maybe I can bargain a bit more with some extra stuff thrown in!
