Browse Forums Building A New House 1 Dec 29, 2009 3:28 pm Hi Everyone We are long term readers (thanks for all the ideas!) but first time posters. We have decided to knock down our current house and rebuild. We have chosen a builder and currently working up a plan to suit our needs and block. Our requirements provided to builder: * Single story * 4 Bedrooms plus Study * Two living areas (plus seperate games area) * Drive through garage, with access to backyard * Alfresco * Plenty of storage * Bathrooms, Kitchen, etc. I have attached the first draft of the floorplan. We have since made some changes but waiting on plan back from builder (prob late Jan after xmas shut down). Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our changes: * Swap theatre and study * Reduce size of WIRs in bed 2, 3 & 4. Use some of bed 2 WIR to add a cupboard accessed from the hallway * Increase storage in the garage by using some of the relocated study space (and add BIR to study) * Reorganise bathroom, laundry and toilet. Deleting the WIL and replacing with a blank of cupboards in laundry. And adding double basin to bathroom. * Added a cupboard to the walkway between kitchen and bed 3. * Make main bedroom longer Have we missed anything?? We are happy with the floorplan with excpetion of games/bed 3/bed 4 area. Any suggestions? Will having bed 3 window under alfresco be an issue? Any help or thoughts would be appreciated. Also in love with the powder room; but, may I suggest swapping the position of the basin and the loo in there to shorten the plumbing run for the "big" disposables? The sewer plumbing would then go straight through from there to the ensuite loo, then off on its merry way to the great outdoors. The less "bends" you can get in the "bends", the better, imo Waste water's a lot easier to deal with than waste "other" stuff... edited: in an attempt to make it a fraction clearer what I was on about... - Land registered 27/11/09, settlement 22/01/10 - Currently doing the rounds of display homes. Yes... the intention of the games room was for kids toys etc. We have seen a few plans with a leisure\games room and liked the idea. However it doesnt really work on our current plan and is smaller than we intended. I have posted a sample of a games room from another plan. I'm not sure it flows right. I think it flows better in the voyager plan you posted. Who are building with? They should be able to come up with some ideas on how to plan it out just based on the suggestions you've made. The builder is currently revising the layout of the laundry, bathroom and toilet, hopefully that revised layout works better with the changes we will be suggesting for the alfresco. Plan to sent them an email with our suggestions and get their thoughts however they are away for xmas break at the moment. They have been really accomodating to date. At our last meeting we concentrated more on the front section of the house. The more we look at the plan now though the more uncomfortable we become with the bed 3/ bed 4/ alfresco area. I think its better than the original setup but looking for some feedback\help. Have already made some further amendments: a) reconfigure WIR bed 2/WIP/cupboard area b) swap ensuite shower/toilet (to move shower away from window) Anything else I should be concerned about or consider changing? The shower next to the window could work. I have done something similar in my house - you can see photos in my blog. If you change the toilet / shower over, you won't get any natural light without the addition of the skylight. Bedroom 1 is much better as it is bigger. The first plan had Bed 1 a little small IMO. I'm not sure if I am sold on the games room just yet. If you put stuff on the right hand wall, then you could be walking around it to get to the bedrooms. There are a lot of doors in the room, which reduces your wall space for the kid's stuff. Bed 3 & 4 wardrobes are enormous. I'd worry about furniture placement in bed 4 due to the wardrobe being against that whole east wall. It would mean the bed either being under the window, or directly opposite the doorway I'd add doors to the front sitting room (never know when you want to escape the kids and have 'extra' quiet time)...
