Husband works in lending with CBA and we have had our valuation done and it has come in at $50k more than what the house and block are costing-nice bonus the day we move in! So should be even more once the garden etc have been done... You can query the valuation-and perhaps get a private valaution done. You can get a fair idea yourself by researching via various online realestate sites. Very strange but all has been rectified we just went to another lender and they Valued it right on the money no short fall at all who knows what some of these banks are doing ! hope everyone had a great Xmas and new Year and your building plans are going well ! It seems like forever since we started on this path and honestly I CANT see a light at the end of the tunnel. 1. Contracts are signed - these were done ages ago... 19th march will be our 26 week time frame for First Home buyers. 2. Have been assigned a customer service person. 3. Can never get hold of customer service person. 4. Land has not titled, though is only weeks away... 5. Talked to the sales chick at Point Cook after not being able to get hold of our CS person... even after leaving a message every day for the last week and told they WILL call us back that day. (GRRRR) 6. Soil tests cant be done until street signs are up in our estate!???? 7. Apparently, from what sales chick can tell us, our fial drawings have not been started. Arrrgggggh. Am i right to be frustrated? My understanding was that when we signed contracts that our design would have gone off for its energy rating stuff... final drawings would have been done... and waiting for soil tests (ater all, these tests are only to check for rock and what kindof slab is needed, right? It doesnt effect the designs and drawings!?)... could the plans have been submitted to council while waiting for he soil test!? We were also told that a few weeks after signing that someone would contract us to do our colour selection... phone has yet to ring. Doesnt this stuff have to be done ahead of time so that the selections can be ordered!? At the moment i am feeling very sour.. we have handed over a crap load of money.. our bank account is extremely light because of it and we are seeing NOTHING at all for what we have put in. Can someone who has started building please please give me a little insight as to the steps that happened with them and what time frae these were done? We Paid our initial desposit Mid August and the $2000 quotation deposit the 4th of September. Contracts where signed on the 25th of September and got in for the first home buyers grant just in time for the $32k Now we just signed the Final Plans on the 9th on Oct and things are moving ahead. We made a lot of changes so i hope it all works out as asked for ~calling out from the gap that we seemed to have slipped into~ I want who ever you ae dealing with!!!!!!! I too have wondered on the lovely interest that they are making on our contract deposits. I would have rather had the money in our bank account than theirs. We were told before Christmas (last week they were open) that it would be about 6 weeks before we received final working drawings. However, does this include the Christmas down time? (office closed until 11/1) Once we received the drawings we were then advised an appt at Colorworld would be arranged. This would happen while builder applies for permits etc. Given the timeframes, I'm imagining that we would be starting Feb or early March. Hmmm - sounds like this may need to be revised. Our land settled in May 2009!!! So, we've been paying the mortgage on the land since last year and are a tad keen to start. From memory, I think we visited Head Office the same day as you did- way back mid last year, so I can definitely empathise with you. My theory is a receptionist who gets peeved by receiving daily phone calls is more likely to encourage her employees to return calls! (we found out all about where the land was up to after going to see the contsultant).. This is our strategy list. 1. CALL the state revenue office tomorrow ASAP.. (yes, i was right to be panicing... there is NO WAY that we will be reay in time for or March cut off) We should be entitled to FHOG extension as the land is taking much longer than planned to get to the stage that it is up to. It will be about another week or so until we get soil tested.. atleast.. 2. Have pegs and lot numbers. access roads and preferably street signs. No mountains of dirt on our lot. (we have all except the signs and a clear block) 3. Once No 2 is all squared away we can have soil tests done. This process takes 2 weeks to have soil sorted (what ever they do with it) 4. When soil is done then final drawings are sent off to be done. (it all comes down to something about structure).. this stage will take 4-6 weeks. 5. Then we are off to council to be approved.. While this stage is happening (3-4wks) we do our colour selection. 6. The part we have been waiting for... START So, instead of starting at the end of Feb, early march like we were made believe when we started out, it looks more like April, May that we will start. (grumble grumle) We have a 205 day build... though we were told that normally it is only 5 months... so we will be in for christmas. Seems so far away. The lady we saw today said that it was totally appauling that we had not heard back from anyone, even though we have left 12 messages in the 5 days. She is personally going to the block tomorrow to see how far from soil tests it appears we are. We will again call the developers and find out how soon they think we can get on to do the tests... and also, the consultant is going to talk to CS and tell them of our dissapointment at their no getting back to us. Have you been allocated a builder?? After speaking with our CS advisor i know that they are under the pump trying to catch up from having the weeks off over christmas .. I am going to give them a few days to call us back now that the sales lady hassaid she will get in touch wth them as well... if i have not heard anything by thursday i think we will definately be heading in on friday. Apparently our CS peson has left.. though the sales rep said that this was no excus to ignore a dozen phone messages. SOMEONE would have taken over his role, or atleast recieved the messages in his absence. Yes, thankfully we have atleast been allocated a builder, Citiwest. Though, they only arrived back at work today after the christmas break.. its all just too much! The sales rep who left could be Sean. He was ours & I've just called to get an update on our progress & was advised that he had left. I want to find out whether our builder is back at work & whether the final drawings have been finished yet. As with most of you all here, we are waiting & waiting!!!
