I really liked there houses there finsh and they were good to deal with. Guarantee Site State: Sounds great and one of the reasons I signed up, also sounds great in the sales office, you will hear it a lot. It sounds like you know when you will start on site, but what it means it is the date that they will have all the paperwork completed, they will start when they like after that. Our sales guy was great but they never explain what extras you can include and have to really include at the sales sign up stage, so re-seach on the net really well, before you sign. At this time you will also have to choose the facade, and you will be shown some pictures to choose from. Please be careful, becuase these photos only show the very general look of the home, really only the roof line and the windows, nearly everything else is extra. When your file gets passed then onto from sales to admin, each admin is overworked and looks after about 70 files, they seem to employed for there looks, not for whats is happening between the ears. Ours has been nice when I have called her after she has not replyed to five emails and three phone messages. You get to talk to them when they pick up the phone. Also they dont know much. 24/7 the online tool is great tool to be keep up to date with information when you can not get in touch with your admin person. But it is only as good as your admin person, you know what they say, **** in - **** out. this is so true. They also load copies of the emails you send to the system, great as a online record, but they only upload the ones they want, ones such as "I am still waiting for that information or a return call" will go unloaded, funny that. This brings me to the next thing, keep a record of everything, I have not really needed to use it as poof as yet, but many people do. If you buy a house and land package, be very clear you are buiing a house from them, and land from the devloper, I had problems getting fianace because the LMI company would not class it as house and land when I was buying from two different people. Had to go to a different bank and then could only borrow a lower % of purchase price. If you have any problems with your developer, that is your problem, not theres. It does not matter that they really sold you the land. And the last thing I can think off is follow up every thing, just because they have said it has been done like developer approval, a lot of the time it does not happen if you dont make it happen. I have never built before, and the experience has nto been really bad, and may be the same with other builders ... I have more tips but I am sure I am boring you already.. We are about to build in Feb and most things have been completed. You really do have to push to get things done. But once they do them there are no complaints and are quite accommodating. Get everything in writing though. We upgraded the gutters, fascia and downpipes to colorbond for about $1500 or less, from memory. Near abouts anyway. Life is; then you tell yourself a story. Colorbond fascia and guttering in lieu of standard zincalume $1100 and 8 colorbond downpipes $600. We love it it was our money well spent.
