We're building and considering putting in floating bamboo floors as well. How have you found the floors so far? Have they been fairly durable (no warping issues or significant scratching), now that you have had them down for a few months? Busy times! the Bamboo is great... easy to clean, doesnt dent easily at all (passes the kids test).... it does seem to scratch a bit, but if you put pads on your chair legs etc, you can avoid that issue... all timber scratches .... and I would probably glue it down next time... floating, it seems to creek a bit... but Im a fuss pot, so its probably not a significant issue really its just that the creeking makes it feel a bit fake... and I like solid feeling/sounding floors. hope that helps! We have done our color selections and are now waiting for contracts, settle on our block in the new year. Had a few hiccups already with brick selections and site costs but nothing too major. Thank-you for the heads up with the 3rd paint coat - I'll go over it with a fine toothcomb when it's done and check the plaster joints. Tell me - how did the infills above your windows come up, do they look ok? I'm a bit worried about those and the color we have chosen. And tell me I'm not crazy for picking a dark cupboard in the kitchen! Our infills look okay.... probably would have painted ours the same colour as our windows (paperbark) rather than jasper (same as our facia and guttering), but its not too bad.... would probably chose lighter rather than dark if I had my time again..... We raised our ceiling height, so our infills are bigger than average... we would also definately pay extra for brink infill above the garage door... not a big fan of infills over garages ... apparantly you pay big $$ for a header beam that can support the weight of bricks above the garage door... although other builders have told me its not a big cost.. ? Oh, also, you would save big dollars by getting your own carpet and floor coverings... JG king give reasonable credit for that, and I know a local carpet company who will sell for trade price if you buy direct. Dark cupboards... hmmm.... depend on the look you are after I wanted light and bright, and i furnish with darker tones and accent with colour but thats just me I always go for a blank canvas, so it is easy to change decor and better for re-sale ... just my personal opinion though Built the 'Urbis' by J G King We are in, now the work begins!!! Re: Building our 'Urbis' Ballarat 450Dec 10, 2010 6:54 pm I'm a bit worried about the infill over our garage - we have done it in Dune which is the same color as the fascia - gutters are monument as are the downpipes. Our windows are Dune so the infills above them will be the same color (think we have done the right thing) but so worried about the infill over the garage door looking crappy - we have upgraded our garage door to one of the timbagrains so hopefully being such a statement door you won't notice the dune infill so much, argggggg it's so hard! Wasn't alot to pick from with the carpets - I regret not getting a credit back now and getting a direct quote from someone else, the contracts are currently being done so I would imagine it is too late to look into this? I really love the look of your place, you have done such a good job, I hope I can learn from you, thank-you so much. I think the dune infill should look fine. Dune is one of those neutral colours... should look okay I think. I guess its onlu a coat of paint if you hate it ... we felt the same worry with our infills, but my husband was never as concerned as me... he is the one who reminded me that its just paint ...glad I have him to keep me from fizzing out about these things. OH, AND, make sure you pay attention to where they locate the downpipes!!! Its a great size... only we would have had bigger bedrooms for the kid... we found out I was pregnant with our newest daughter just after signing contracts!! If we knew there was going to be three kid, we may have opted for a four bedroom plus a rumpus room.... TOO many toys, and nowhere to put them, despite the wonderful storage in the urbis ..... maybe time to get rid of some of them (toys, not kids!)!!? Apart from the bedrooms, the living space is ample, and a wonderful layout very easy to live in. would get a door on the master bedrooms walk in robe if I had my time again.... just another tip to add to my collection for urbis buyers good luck with your build!!! How long did it take you once you signed your contracts to get your slab down? Ive been told it can take forever!? Congrats on your newest addition, your little girls are gorgerous! You will love it! Not Sure how long it took for the slab, but it really depends on whats going on for JG Kings at the time...they had a deadline to get a whole heap of slabs down for the first home owners grant customers... but ours was still down pretty fast considering. Feel free to go back through my posts and figure out the dates from my post dates.... all up, our house was complete super fast.... once the frame goes up, things get moving quickly from there Good luck with it all!! You've already mentioned it. Sue them.
