However, if a sub contractor fails to do a good job or fails to do the job to standard what is their obligation and who to. Can the builder make them rectify the faulty work. Can the builder take action againt them for losses of time in the build due to the subies stuff up. If the build goes over time due to the poor work of a subcontractor and the builder has to pay penalty rates, can they get it out of the subie. It usally goes like this; Owner see defective work of subcontractor. Builder is responsible as they are the ones on the contract. Builder is responsible for there subies, I think, so do they offen take action againt a sub contractor. If a subie stuffs up, do they have insurance to cover the builder sueing them. So any over time penalty would becoming from the subies insureance? How does this work is the case of a subie stuffing up? Sure sometimes you may end up dealing directly with the subbies but it's the builder that pays them and if they need to they will take action against the subbies and it isn't something you need to worry about 'A bottle of wine contains more philosophy than all the books in the world.' Protocol you -> builder -> subby$. ... - subby - builder - you$...
