Just after other ideas really. We really need -4 bedrooms -childrens retreat -seperate rumpus/theatre room -and alfresco on the back corner So if you would like to share your houseplan, I would LOVE to see it!! This is the house we are building, we have made a couple of changes to it but it has everything we wanted. It's not perfect (would like a bigger laundry and a couple other things) but it’s the closest thing we could find to being 100%. I don’t have a scanner to show you our exact plans, but this is pretty close to what we ended up with. We are also going to build a deck under the alfresco that will extend to the rear wall of the house. This then provided the storeroom and powder room in the garage. We changed the corner pantry in kitchen after the frame went up. Check out my thread for lots of pics. I love how it has that feel of " hmm whats around that corner" keeps people wondering very nice. We made sure there was enough room to put a single or king single in two places. It has a nice feel to it. Forgot to add, we have a swimming pool and added the toilet in the garage so that wet people don't have to walk through the house to the toilet. It has already been one of the best decisions we made. Sorry Wizard missed your post. The house was built by GJ Gardner and was a custom design. It was difficult to put an off the rack house on our block so we fiddled to fit what we wanted. My thread has a pic of the block shape. You can see how difficult it was to work with but we loved the large block. Sorry to hijack, OP! Just not sure the childrens retreat is big enough, the one we have is 5x3 and I would even like it to be bigger than that- how big is yours?? Do you find you have enough storage? I have 3 kids with lots of cr*p! Your plan could very possibly wrk on our block also- it is very wide at the front narrower at the back. How wide is the front of your house?? Michelle Hi Michelle, it is 30 squares all up, about 23 of living our activity room is much smaller than yours it is only 3x3.5m and some of that is walkway to the spare room. It is set up at the moment with two three seater couches and a TV for the kids. The TV is on the window wall, we deliberately put a highlight window in so that we could put furniture under it. The kids still have a little bit of room to play a board game, lego etc on the floor between the two couches. We only have two kids so the BIR in the smallest bedroom is used as storage and we have the storeroom which is soooo good for storage. There is also a linen cupboard with the kids bedrooms and one up the front also. I am happy with the amount of storage but I did move from a house with no linen cupboard at all so to have two and a store room is bliss! It is difficult to measure the front of the house! The garage is about 7m wide including the eaves and the front of the house from the left hand side of the porch to the WIR side is about 8 metres. The measurement across the front from the eave on the garage to the eave on the house, in a straight line is about 14 metres. Hope this helps PS If I was going to change anything I would probably add a metre through the alfresco and beds 3 and 4. We have plenty of backyard space so we wouldn't have even noticed the lesser space there. It is so hard to tell these things from paper. FB- I think what I love most about your house is the garage. I think I might see if our builder can quote me to add it to our plan as our blocks frontage is not straight and if I were to build with the same garage as you it would take up some of the un-used space at the front right hand side of our block and save us on landscaping costs and also fencing. Plus- lets not forget MORE storage! I reeeeeally love your kitchen too!! Ohhhh- and the pool!! Not sure we have enough in our budget for that though BTW- would you mind sharing an approx cost of putting your pool in? We got the one company to do the lot, if you are handy or want to shop around it could be done for less. Thanks FB that linen cupboard has proven to be very handy as it saves us from having to go all the way down the front of the house for linen. We also have a shelf each in it for clothes. Wow 60k for a pool, they sure aren't cheap these days. I remember when you could get a decent sized pool complete for $20k. The thing that attracted us to it is the three zones- kids' zone at back, entertaining adjacent to alfresco, and parents' down the front. There's a plan on the blog. We both work from home, so I will have the "lounge" as my office/library and hubby gets the office down the back (which could easily be used as a rumpus room). The "void" between the master bedroom and kitchen (framed by the lounge) will form the alfresco area. We didn't want to build in a full alfresco as we wanted to look at something like a vergola at a later date - something that we could close up to make a good covered alfresco area or open up to allow light in. Still haven't quite decided what we're doing here, but the outdoor kitchen will be built in along the wall where the lounge is (the gas and water points are there for it). As for storage, the pantry is 3.5*1.65m, there is 3.7m of linen cupboard in the laundry, a linen cupboard in the main bathroom, loads of wardrobe shelving space in the master bedroom, and we have extended the garage by 1m to allow for workshop and storage area along the shared laundry wall. We will also be building in cabinetry to match the kitchen to go in through the dining room and ending in a built in gas fireplace between the dining and living, and similar cabinetry in the lounge along the back wall (adjoining the office) to form television cabinet with book shelves and DVD/CD storage. My office (lounge on the plan) will be lined with book shelves on most walls and a coat cupboard in the one of the alcoves. Hubby thinks I went overboard in adding all the storage into it, but he has only himself to blame... The last house HE bought (just before we got together) was absolutely gorgeous, brand spanking new and very trendy - but it had NO STORAGE - not even a linen cupboard!!! And no room to add one in... We had to keep our towels and sheets in boxes under our bed. Not EVER doing that again.
