Browse Forums Building A New House 1 Dec 22, 2009 1:23 pm Hi guys, I just bought a corner block in Alamanda. According to building guideline, my house has to setback 5m from the front and 2m from the side. However, there's a cutting angle on the corner and no one (sales person from builders and developer) has a consistent answer of how many meters to setback from the angle.
This is my site plan (I drawed myself). Some one told me that I should leave the red circle (R 4.5m) area empty, which I think it's ridiculous, whereas some one claims that the 5m setback is applicable throughout from the front line. Can anyone confirm which one is correct? I do worry about this very much. http://wxznbq.bay.livefilestore.com/y1pE7SVDee8zlZ4HkVRZTUs0M6tL9vchWwhcdDYXVfOHtinE4rNnzUpFVkNdA_5Yu_THwOa1_MA7YrrovwYrxsbkHY85ldaG3OI/siteplan.jpg Sorry, but the image doesn't show, with the errro saying 'It was not possible to determine the dimensions of the image.'. Maybe I did things wrong. Anyway, please follow the link and you will see my picture. IT'S A PURE JPG FILE, NO VIRUS! Re: Corner block setback in Alamanda? 2Dec 22, 2009 3:14 pm Welcome to Alamanda! I am not on a corner block but I think that you have drawn seems acceptable. Hopefully someone will be able to provide you with a better answer! Can I ask what stage your land is in? Do you think I don't need to care about the red circle? You know, the red circle will take a lot of building space. It's good to see you've got a wide block in stage 7. I think all blocks released later are smaller and smaller. Re: Corner block setback in Alamanda? 4Dec 22, 2009 10:26 pm aim1900 Thanks. We are in stage 9. So what do you mean by acceptable? Can I ask, what design are you considering? Can I ask, what design are you considering? We are thinking of the PD heywood will suit our piece of dirt but still looking at other designs Hi lunchtime, if you look at my drawing carefully, you may find that the proposed house is heywood 28 from PD. heywood 29 won't fit in my block (just $1k extra for more than 1 square!!!). If you like this floorplan, I can give you another option: talise Q2 from henley. They are quite similar expect that the alfreso of talise is at the back corner - this is the reason I love talise a bit more. Did you ask any builder regarding the truncated corner? What did they say? By the way, what is your lot number? Is the 6mtr truncation related to the 6mtr setback in your estate? But in any case, like you said, it seems I don't need to care about the truncation angle. The 5m setback is applied from the very front boundary, even with the truncation point. Hi All, see above image.
