Browse Forums Building A New House Re: Plans for Stormwater and Sewer 21May 16, 2010 8:33 pm Hi Lex, This is not going to help you, but we received a copy of our engineers report - including stormwater - as we were getting quotes for retaining walls and stormwater outside of the builder. Our sales guy passed it on to us without us even asking for it. Actually I have just had a look at what we received when we received copies of our bank pack, and copies of the signed contract etc, and we received a very comprehensive footings report in a folder at the same time. Unfortunately, with our contract and before that (during tendering) we didn't receive anything like that. In fact, I found a very important - what I call slab plan - on council's web site - it should have been part of engineer's reports, but we never got it. I wonder why do they do that ... Anyway, what do you actually have on your footings report?? We don't have any separate footings report either. I notice that many builders just copy and paste the general design of slab and that's about it. I guess that's our "footings" report too although I don't know what a real footings report is supposed to show ... Oh, when did you get all these reports, including stormwater? (we are a long way from handover!). there is a letter at the front that says: SITE INVESTIGATION & FOOTING REPORT - OWNERS COPY To: The owner, This soil report is a very important document and should be kept in a safe place so that you may refer to it in the future. You should hand it on to the next purchaser of this house. It contains not only design details about the footings for your house but the notes contain important recommendations on how drainage, landscaping, and tree planting can affect your home. Refer to the notes when planning your garden. inside it we have Borelogs Footing recommendations Borehole site plan windspeed assessment bushfire assessment footing plan footing construction details cut and fill/drainage plan articulation plan calculations and construction notes. i cant see why your builder wouldnt give you something similar.. If you look really hard, you can eventually spot it on the main Site Plan bushfire assessment - N/A footing plan - N/A - what does this plan actually show?? footing construction details - N/A . It is presented in a bound folder type thing with a fancy cover with details of the engineering company on the front. Inside we had a couple of variations from the builder that were loose (put in there by the builder) and then everything is bound in the cover that was on the summary. In answer to your questions (i will write my answers in caps - Im not yelling just trying to distinguish my new writing from the rest of it!!): Borelogs A DESCRIPTION OF THE SOIL TEST RESULTS - AS AN EXAMPLE - DETAILS THE DEPTH OF THE HOLE, AND A DESCRIPTION - "SILTY SAND - GREY BROWN. SOME ROOTS. NON PLASTIC".... MOISTURE, STRENGTH ETC ETC Footing recommendations - RECOMMENDATIONS FROM THE ENGINEERING COMPANY OF WHAT FOOTINGS THE BUILDERS SHOULD PREPARE FOR. ALSO INCLUDES INSTRUCTIONS FOR SITE PREPARATION Borehole site plan - A DIAGRAM OF THE SITE INCLUDING TREE ROOTS, EXISTING RETAINING WALLS.. LOTS OF SQUIGGLY LINES WHICH I THINK RELATE TO THE SLOPE OF THE LAND windspeed assessment , JUST A LITTLE PARAGRAPH ABOUT OUR CLASSIFICATIONS bushfire assessment - DIAGRAM OF WHAT ZONE WE ARE IN, THINK IT IS JUST COPIED FROM A WEBSITE footing plan - (ok i got sick of the caps) - This is drawn similar to our final drawings, looks very professional. shows some diagrams of the footings and details of the footings ie "area shown hatched shall have a slab depth of 120mm with 2 layers of sl72 mesh (1 top and 1 bottom) where depth of fill exceeds 400mm. determine fill depth when trenching footing beams. etc etc. footing construction details - similar to above, but has drawings of all different aspects of the footings - ie: external footing detail, thickened edge, wet area setdown detail, slab stepdown, split level etc Looks like instructions for the people doing the footings. cut and fill/drainage plan - We have diagrams of wire netting, side and front views of stormplastics sewer swv expanda joint, diagram of a grate and apron surround, agricultural drain outlet detail etc etc. separate page has a diagram of the block with tree roots etc with stormwater details - ie: "surface stormwater via gravity flow to pump/pit chamber as per manufacturers spec" etc etc.. articulation plan - Does this plan show the locations of articulation joints in brickwork? YES - ours is a separate diagram though calculations - N/A - calculations of what? - load calculations of wall loads, roof eaves , structural calculations for retaining wall recommendations etc etc construction notes - N/A - Is this notes to the builder or council or owner?? it says specifically to the owner. it says "it is imperative that you read and understand all sections of the report and if you have any queries arising therefrom that you telephone us during normal business hours for discussion and explanation. " i have had a very brief look through, it seems to be kind of a warning to cover them for if we dont do the right thing the footings are not guaranteed, ie: be advised that the design of your footing system does not take account of leakage or loss of water from a pipe, drain or sewer, leakage or loss of water from a water tank etc etc...Its very comprehensive actually, I should read it when i get a second, it actually goes on for 6 pages. Then there are notes to the builder/licensed works supervisor.. . ooh ooh in this appendix it says "it shall at all times remain the responsibility of the builder to present to the owners an original and unabridged copy of this soil/footings report document, including any and all amendments made thereto for the period of the building contract at, or prior to, the completion of that building contract. In doing so, the builder shall furthermore instruct the owners to read the soil report document carefully and in its entirety so that they may act upon matters directed to their specific attention and which pertain to the maintenance of their site after handover. There are 12 pages of instructions to the builder. Very interesting. You should definitely get a copy but I wonder if you don't get a copy til later. What stage of your build is your house at? Getting a thick folder so early on and even before the Contract is signed is news for me and I believe it's a much better approach from the builder. We are just with a volume builder and it doesn't look like they give to the owner many of that info, even after handover (from what I've gathered so far). We are very close to handover. I see that we do have footing construction details, but it's not labelled like that. It's basically what I loosely call a Slab plan (sectional views of the slab, detailing thickness, reo, etc). That is the most technical of all the plans. There's not much else. They've bundled together a few things on our Site Plan (which is basically a view of your land from above and shows the siting of the house, land contour lines, approximation for cut/fill, site coverage, wind classification and slab classification (both just a single letter, no explanation of anything).
