I am hoping you guys can give me some input into the design I have come up with. It's just a basic cut and paste job as I am not as talented as some of you. We are building on Perth and the block faces North. Is there anything you would change? and as far as light, energy effeciency etc is concerned is this design a bad idea? I think you'll need to look at the entry to give it a bit more "flair". The space between the theatre and the angled window needs tidying up. It's kind of a big empty space at the moment and as the theatre is set back it may look a little odd. I would also look at reworking the living/meals/alfresco area. You should be able to fit a pool in that area. The other main thing I can think of is that it will be killer hot in the summer afternoons with all those windows facing west. Fair point. Although the alfresco is shading the dining area so that part should be fine. In regards to the plan, could you have the pool down the back and kitchen, dining, living more towards the front? How much backyard do you have? Re: Dee's House plans, would love your input 4Jun 29, 2010 11:48 am If you had the laundry door on the wall facing the alfresco, you could move the entrance to the minor bedrooms down towards bed 3 & 4 therefore usingthat wasted hallway space in bedroom 2....I actually think that the angled window will allow a wow factor as to come through the front door if the landscaping out there is done well.... Your walk in robe doors are in direct line with your bedroom doors, I'm a bit manic about looking into wardrobes, toilets, ensuites etc from the doorway, I'd have to change the doors. If your entertainers sometimes it's easier and flows well to have the kitchen near your alfresco...especially with cocktails by the pool You could run the kitchen north south and make the most of the corner where the existing kitchen is now for your living. I believe that the rule has changed now though and you can't get away with high handles. Every pool needs a fence around it, although non openable windows are still ok (ie fixed panes of glass). What's your zoning? If the Alfresco is covered councils usually include this when working out plot ratio, although they will allow you to include part of it as outdoor iving when building on small lots. I will have another play around as your suggestions are great! Our block is 17 x 32 (544) and we are able to build on 65%. with a 3m setback to the front and a 4.5m setback to the garage, so it gives us a bit to play around with. There would be virtually no "back" garden. My theory is; apart from the whole inside / outside living I love, if you are going to spend alot of money on a nice alfresco and pool, wouldn't it be so much better to see all of it from inside the house versus having some living rooms looking out to a fence. Plus when the kids are playing outside you can easily keep an eye on them. We will of course have a fence around the pool. Will give a good perspective when you walk in the house and towards the kitchen. You also have some good storage there in the garage, that will come in handy especially if you have kids. It would be better to have living areas facing north, but given that north is the front of your block, that would be tricky without a complete redesign. One thing I'd do is to swap the positions of the theatre and laundry. The theatre would still look out onto the pool, and the laundry still open onto the narrow side yard, but you could have access directly into the laundry from the garage. Handy for cleaning up after messy outdoor jobs, plus you could incorporate storage for muddy shoes, wet coats and the like. I'd hate to be the person occupying bedroom 2 while the washing machine was running... Personally, I would move swap the location of the living and dining areas and move the alfresco to the back with access to the dining and kitchen. You can remove the cover over your northern windows to the main living area that way, and set up your courtyard area as a pool zone. You can move the pool where the alfresco was, and put in a covered deck or something from the bed1 wall looking over the pool with some lovely gardens and such about. If you can move the pool to the wedge between the living and dining and (if allowed) have some low opening awning style windows near the pool (and high opening windows on the opposite wall) then you will effectively have free evaporative aircon. Of course, this is all completely moot if you don't have the space at the back for an alfresco... Does it make sense? I dont think this would be a problem - the washing machine is on the far wall of the laundry, not the one directly joining the bedroom and there is a wardrobe on the bedroom side and built in cupboards on the laundry side so noise should be fairly well nullified. I think the toilet joining the other side of the bedroom would be more of a problem, especially if bed is placed as shown in plan. The c shape completely fills the block, the back of the house is only 1.5m from the fence. I would prefer the living area swapped with the dining as you suggested somewomen but I just can get it to fit with space for a television somehow...maybe I need a new shape We need to have the alfresco overlooking the pool for me to relax in while I watch the kids. Mine are like fish and will basically never want to get out of the pool. Who did you build with echo? it's difficult to find a C shaped house, did you get one off a plan? Kids rooms at the back and your room the same as it is now? Does that make sense? Im not much on the sun and stuff but can the house be inverted ( east/west ), if block is vacant will this pose a problem. Or should I be back on the tablets again. I started and then killed this thread a while ago, and tho my plans have changed, there is some good advise from some H1 lengends both past and present. You seem to be asking some of the same questions that I did and perhaps it can be of some help. At the very least it is a bit wacky, and it shall prepare you for the normal on this forum. Also has 2nd kitchen got a door direct to outside thru the middle of the 2 sides? I dont think this is a good idea - traffic thru kitchens should be avoided IMO. Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days?
