IMO the fault would be of the builders as they don't have any signatures of your approval of the new location. What ever requests you have to 'FIX' the problem should be addressed and actioned by THEM. Saying that, as for the hole in the wall, I'd have no idea how this will patch up - maybe a renderer on the forum may be able to give more advice. Good luck with it all, just remember it will get sorted, it's just an obstacle of building. I await to read about what the suitable outcome is. WOW cos you are some woman! and WOW cos what a house! I take my hat off to you!!!! So where is your water heater going? Who on earth would have placed it near your bedroom/alfresco? Come on, I mean, really!! How could anyone in their right mind even consider putting it there!! I'm gobsmacked!!!! That would be such a huge issue with me. I absolutely, positively love your house design. You have a well thought through project, and I'm looking forward to your future posts........, issy Re: (heavily modified) Longridge Madison 255 in Adelaide 23Jan 11, 2010 11:38 pm Thanks for the support guys =) Issy - *blushing* We really like the plan, too. We had originally designed our own plan and worked with an architect to firm up the room sizes, etc, but the cost to build it was in excess of a million so it got shelved. Our current design is a pretty huge change to the Longridge base plan, but fits in all of the elements of our original design. Although we didn't build this house, I can't recommend EnvironArc enough to anyone interested in working with architects and designers to build something sustainable and "green". They really listened, put forward new ideas, researched new products, and were always helpful and interested. Herewith our original plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Looking back at our current plans: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Back to your question, Issy. The water heater is now located on the western bedroom wall near the sliding door. It really is the only place that they could put it, but the problem is that they put it right alongside the sliding door. Right in your face. So we had requested that they move it as far along the wall as they possibly can as we are planning to build an alfresco area with the path continuing up along past our bedroom. Will post images some other time of our plans for the yard. Putting the HWS away from the door allows us to do something funky with screening - perhaps a water feature or ferny garden bed or something to hide the fact that there is a big, ugly tank and instantaneous gas booster system there. If they put it where they wanted to it would have been right up to the door and left no room at all to screen it other than perhaps a slatted wooden fence, and that would just close the area in and drive me bonkers. On a happier note re. the hole in the wall from the incorrect gas placement hole, hubby called the SS today to let him know what had happened. He said that the person installing the pipes for the gas wasn't aware of our agreement with Longridge to move the HWS, and had already drilled the hole. We informed him of the agreement, so he has installed it to the correct place, although the hole will need patching. The SS just said "yep, sure. no worries"!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Sorry for all the exclamations - am a bit in shock So, we have the gas pipes installed. They forgot to add the pipe for the secondary cooktop (the commercial wok burner), but that should be an easy enough fix. I'm just impressed that the guys were working on it so soon after Christmas/new year! And today they started on the electricals. Our meter box was installed and all the trenching and underground cabling to the street done. Apparently they weren't informed that they were meant to be adding the phone line in while the trench was open, so we've yet to have that fixed. I wasn't about to demand that it be done today - the poor bugger looked exhausted out there in 42 degree heat! They can sort it out later =) Cabling should start in earnest in the next few days. The guy who owns the cabling company is on leave until Friday, and we've been making some last minute changes with him. Not sure if he is sending his guys in before or after he gets back from leave. I kind of got the feeling today that they expect to be back again tomorrow to get cracking on the rest of it. Time will tell! The temperature should be much more pleasant over the coming period. Re: (heavily modified) Longridge Madison 255 in Adelaide 24Jan 12, 2010 12:10 am What an amazing looking plan!! Very impressive I'm glad to hear that your SS is being cooperative!! Hopefully he continues to do so for the remainder of your build. viewtopic.php?f=31&t=22766 - my build thread! Time waits for no man. Unless that man is Chuck Norris. Re: (heavily modified) Longridge Madison 255 in Adelaide 25Jan 13, 2010 9:02 pm More surprises for us today!! They haven't started the internal electrical cabling, but I was informed that they intend to get going with that next week or somewhere thereabouts. However, we have the first fit of the plumbing almost completed!! Nearly all of the water pipes are in the ceiling and running to their required locations. They've missed the run to the tap at the very back of the house, but they haven't finished so it may yet go in tomorrow or something. Other than that, all runs are in place and they just need to feed the pipes down the walls and connect in the island bench and such =) AND the water connections have been drilled and fitted to the correct location for the HWS. Phew!!!! I can't express how rapt I am given our extremely shaky beginning to this project! Things are really moving along now. We weren't expecting to see ANYTHING happening until late Jan, early Feb. Wow =))) Re: (heavily modified) Longridge Madison 255 in Adelaide 26Jan 15, 2010 10:26 am The plumbers have "finished" with the current set. Not sure if this is "first fit" or not seeing as the drainage pipes in the slab would (in my opinion) be the first stage of plumbing!! I say "finished" because they need to come back and fix the location of one of the shower roses. We have two shower roses in the ensuite shower - an adjustable height one for me and a rain head for Pipe. The rain head is meant to be on a vertical drop pole from the ceiling, but they have placed it on the wall. Not a biggie so long as it gets fixed before the plaster goes in Our SS tried to convince me that it isn't meant to be from the ceiling as the plan clearly shows it coming from the wall, so I told him that the contract including all selections clearly states that it is a vertical drop from the ceiling and that it is hardly our fault that their draftsmen got it wrong and that we were told "it's just a standard shower logo - they will figure out placement from the selections". I'm feeling VERY happy that we insisted that they display on the plans and in the contract the placement of our mixers for the shower!! The plumbers always plumb the mixer to go directly under the shower head, but we had requested the mixer for the shower furthest from the door to be placed on the wall near the door (so that you can adjust the water temp without having to stand under it and freeze). I was told at the time that it doesn't need to be drawn onto the plan and that I was being pedantic in insisting on it!! Even with it drawn on the plan I got arguments from everyone about where the mixer should go - but I had my copy of the plan no hand and there's no arguing with what the builders have put on paper We've paid for it, it is in the contract, it is what we get!! I have to say, though, that our plumbers were excellent =) Really great guys! Re: (heavily modified) Longridge Madison 255 in Adelaide 27Jan 17, 2010 12:07 pm WOW! Your kitchen looks amazing! Can't wait to see it finished Re: (heavily modified) Longridge Madison 255 in Adelaide 28Jan 19, 2010 10:42 pm gettingThere WOW! Your kitchen looks amazing! Can't wait to see it finished Me too!!! Can't wait to see the whole place finished =)))) Current status - We have an outside tap (working) attached to the front of the house, close to the south-east corner. The plumbers still haven't fixed the shower rose location in the ensuite, and our water meter is leaking again... At least it's just a trickle this time (a little on both sides of the water meter), and not drowning my freshly poured slab like it was the last time! Once again, SS says he'll get onto it. Once again, I give him 5 days before I call SA water myself and have it fixed... At least I won't need to hire an engineer to assess the damage this time! The gas dude has been back to fix the gas fitting in the garage wall to where it will be hooked up to the external meter, but did not install the gas connection for our second cooktop. Our power hasn't been connected yet because we had been discussing switching from single to three-phase with the electrician, and he forgot to mention to the power company when they came out to do the install... As such they weren't equipped and needed to rebook the job. Not a big deal, and not upset with him at all... Most of our discussions happened over the christmas break, so he was slightly preoccupied by the time we gave consent for the extra costs involved, and the job was booked for three days before he ended his holiday leave. We're more grateful that he continued dealing with us by email during this time, and was switched on enough to get his own people to do their part correctly! Although they *do* need to run the phone cable yet... Cabling of the insides of the house will apparently begin in earnest this week =))))) Any day now... Oh - and they sent out someone to clean the site!! They've shovelled out the dirt from the bathrooms, removed all nails and rubbish ****** around (except a milk carton left sitting up high on one of the frame cross-sections) and thoroughly swept the place!!! Looks much better, and is much safer to let our 18month old run around in now =) Think that is all for tonight! Re: (heavily modified) Longridge Madison 255 in Adelaide 29Jan 20, 2010 2:46 pm The shower has been moved to the correct place in the ensuite, and the ensuite (and bathroom) wall frames have been shored up with concrete!! They were previously sitting on bits of wood that is likely to rot if we get any leakage, so concrete was required for better waterproofing =) Wondering when we'll see our sparkies... Re: (heavily modified) Longridge Madison 255 in Adelaide 30Jan 20, 2010 10:27 pm Teeny bit of sparky action! Unless it was someone else... ONE cable has been fitted to power the electronic ignition for the instant gas boost on our solar hot water system! We have our first cable that isn't a part of the meter box installation!! OH! And the SS managed to get the water leaks all fixed =) Amazing! Complaining to management (with some highly legitimate complaints and (PHOTOGRAPHED) evidence) seems to have worked wonders! He hates me, he's doing things right and FAST to get me off his back =) Still yet to see how the war is waged over the cigarette burn in the window... I haven't been able to get hold of my painter yet since Chrissy break - suspect he's still on holidays... Re: (heavily modified) Longridge Madison 255 in Adelaide 31Jan 21, 2010 5:05 pm Nothing new today. Then again, with 40C temperatures, I wasn't expecting anything! Wish I could just move in already!! It's too much excitement - can hardly concentrate on work! Re: (heavily modified) Longridge Madison 255 in Adelaide 32Jan 27, 2010 9:47 am starting to get a little antsy now about when things will start moving again... Not because there has been a 1 week gap now (I know that in the grand scheme of things, that is nothing), but because we've heard about so many slowdown stories with our builder that we're wondering if it's about to be us... We're waiting on the electrical fit out. Last time I checked with our electrician (on the 15th) he said that they would be doing the work "next week" - so the week starting the 18th Jan. The weather was pretty icky last week, so we're hoping that things are a bit better this week and that they can get moving again. It's amazing how fast that sense of impending doom settles upon me now... I really wasn't like this at the start of this process, and our problems so far haven't been anything to do with timing... I'm just finding it hard to hold faith in them, and if our small delay turns into a big delay I'm not sure what I'll do! I know that I have nothing to complain about as we weren't expecting ANYONE to be on site until Feb, so the work that has already happened this month has been amazing. No coffee for me today - I don't need to feel anymore wired Re: (heavily modified) Longridge Madison 255 in Adelaide 33Jan 27, 2010 9:59 am I love it, I have 1/2 White Duck painted all through the house, it's a good colour. Your roof is beautiful with it too. Love the layout and that looooooooooooong section facing the back Re: (heavily modified) Longridge Madison 255 in Adelaide 34Jan 27, 2010 10:13 am suh I love it, I have 1/2 White Duck painted all through the house, it's a good colour. Your roof is beautiful with it too. Love the layout and that looooooooooooong section facing the back Thanks =) I'm sure we'll be really happy there once we move in! White duck is an awesome colour =) We wanted an off-white beigey kind of colour that didn't have yellow or pink tones, and that one seemed to match best Re: (heavily modified) Longridge Madison 255 in Adelaide 35Jan 28, 2010 11:36 pm Okies! After my outpouring of paranoia that my build was going to be another one to slow right down, we have signs of life!! Still no general cabling from the sparkies, but they HAVE been on site and cabled up a single point to the roof for the aircon unit. Not only that, but the aircon was all installed today!! Still needs to be hooked up to the water, and the power point isn't so useful as of yet as the power hasn't actually been connected to the block, but WE HAVE AIRCON!!!! It's there, and that's the main thing!! The ducts have all been installed so we can see approximately where it will all be =) Feeling much better today =) Re: (heavily modified) Longridge Madison 255 in Adelaide 36Jan 29, 2010 3:06 pm Re: (heavily modified) Longridge Madison 255 in Adelaide 37Jan 29, 2010 4:58 pm I'd like to think my inspector is as cute as yours... Good to see that things are moving again for you and you no longer have the slow sinking feeling. Good to see that things are moving again for you and you no longer have the slow sinking feeling. And I was expecting someone to tell her to get a haircut and get a real job Feeling MUCH better today... Having now been in contact with several people who are also building with LSHG, any unexpected break like that has me wondering if now is our turn - especially given that the sparkies said they're be there last week AND the SS was calling a couple of weeks back asking if we were even HAVING aircon!! Had visions of "great, he forgot to order it, the sparkies are prolly waiting on that, and there's prolly a 3 month waiting period given how many people want aircon installed at this time of year!!". Hopefully now things will start moving again and I don't have to worry about those long periods of nothingness... Think I've just about had all the stress I can take on this build Re: (heavily modified) Longridge Madison 255 in Adelaide 39Jan 30, 2010 9:45 pm Your house is looking great and good to hear things are moving along again! Somehow I think the SS has gotten his act together and things are progressing for us too. Somehow I think the SS has gotten his act together and things are progressing for us too. Great to hear!! It's certainly about time for you guys... What stage is your house up to now? You were told late Jan handover, but I'm tipping he hasn't gotten himself *that* organised, so wondering where it's all at for you. I keep watching your blog with keen interest! And your house looks wonderful =) Just wish it was finished for you!! |
