Browse Forums Building A New House 1 Dec 14, 2009 6:41 pm We are signed up to build with Red Ink Homes and so far they have been wonderful. We are building the Benchmark and have made about 13k worth of changes (we changed quite a bit) but I have had a problem with them getting back to me with some other prices so I thought maybe someone on here is building with them and they can tell me how much they were charged. We are wondering the prices of the following - 1. High ceilings in the entry hall and family rooms 2. The bulk head you put in the theatre that goes around the room 3. Ceaserstone benchtops in kitchen 4. Them to fully paint the house 5. Upgrades as in taps and toilets. We were also wondering how long from titles being released (or sign up) did it take till you got your keys? and how much do you have to pay to the builder and when? Also at prestart do they help us with colours and show us pictures or do we need to have that all ready. Re: RED INK HOMES - Question on Prices and Prestart. 2Dec 14, 2009 7:15 pm Hi, this will probably be a totally useless post lol as we havn't built with them yet but are almost ready to sign up to build the benchmark as well , we have made about $23,000 worth of changes and none of them are in your list . I did ask about stone bench tops (essa stone I think) and for the standard kitchen layout he said around $3000-$4000, as we extended the kitchen this definitely won't be an option for us. My friend built the Evolution 3000 with them this year and it took 8 months from finance to handover. I also have a picture of the frontage of the benchmark if your interested, it's of one that was built down the road from me. HTH in some way and hope someone can answer your questions in more detail. Just out of curiosity how much did you guys spend on your prestart? we are looking at mosaics in our bathrooms but know this can be quite pricey. I will see if I can find any photos of what our plans look like atm. We found out today that our titles will be delayed another month so I am really annoyed at that! We're just finishing up the finance approval and our land titles arn't released until mid January. We're building south of Perth.
We do have a copy of the basic plan but also have a couple more things to add in that he forgot. Cheetah, how exciting that you are plate high! . What colours did you end up going with? Would love to see copies of both your plans. We will be trying to keep costs down as much as possible in pre start, still have a couple more things to add to the plans though, he forgot to put our microwave recess and drawer in and I'm not liking the fridge spot the way it is either. Do you have a copy of the plans with changes made that you could post? But there's a red-ink house going up next door to me, and it's going up so fast its not funny. I think in about 6 weeks they've gone from nothing to the roof on. PS - Also remember that it can be alot cheaper to get certain things done after handover. For example downlights! Mine will be nearly half the cost of what the builder wanted to charge! I am at the stage of siteworks, which are due to be done by Thursday. Then I have to see when the slab will go down - hopefully before Christmas. I agree that the delays up to the on-site stage really dragged, but I am encouraged by the posts here that once the ball gets rolling the walls and roof appear pronto! Awesome! Very exciting to be at this stage - what a great Christmas present! Good luck to getting your slab down before Christmas!! We're just going to shop around for quotes on all the extra's once we get the final plans so we know what we're up for, the quote from Red!nk for the flooring/window package they have was $13,000 so we've just decided to get it done after handover. How long did it take between getting finance/contract with builder signed and going to site? We're still awaiting unconditional approval before we sign, she didn't seem to think there would be a problem, it's already passed through LMI and bank pre approval so fingers crossed we hear something soon! Re: RED INK HOMES - Question on Prices and Prestart. 15Dec 15, 2009 5:04 pm We didnt build our last house but bought it from the owners basically at the handover as they went through a seperation as the house was being built so we made quite a few changes to the house like downlights, garages doors, patios gardens, flooring etc etc We hunted aroundlike crazy and took our floorplan everywhere we went. We changed the 100sqm lino in the family room to parador laminate flooring which costs us about $70 sqm installed with skirting which was the cheapest we found it, this was from carpet call. We got the downlights form laurence and hanson as they were the cheapest and had my dad install them (he is an electrician with a contractors licence) The patio we had done privately through a one man band business which he did a fantastic job on and very cheap. Garage door was centurion (get a lot of prices as they differ a lot) and aircon was a cool air but I wouldnt recommend them, the first year our pump needed replacing the second summer was the fan and the third was the pump again as they just gave us a refurbished one. In this house we will be looking at the silkwood blackbutt flooring through midland brick. We did look at full wood but with the kids I dont want it scratched and this stuff should be stronger apparently. The blinds we will probably get from Decor to go as they beat any price so we shall go and beat all the others down then go to them for the final price We had a price off spotlight for a normal family size window of verticals and she told me abour 250 installed per window if that helps you. Carpets I will be looking in osborne park for remnants, my mum did this and got $70 sqm inc installation carpet for $30 sqm installed as there was only enough to do the 4 bedrooms. She saved about 3k doing this and still got beautiful carpet! We will be painting ourselves and will be using the nippon paint which is a little cheaper but in my opinion better than all the others as it doesnt smell and is quite thick so only need to do two coats. Not sure about underlay, he didn't elaborate.
I think to post pictures in here you need to have photobucket or similar but you can email them to me if you like (I will pm my email address unless there is a link on here to my email ) We will probably stick to the elevation on the brochure, I have a picture of a slightly different elevation that I could email to you, it's a completed benchmark down the road from me. Can't find it in my papers but what brand was the standard evap unit they have? I will have to call my red!nk guy when he gets back from holiday and ask what brand the model we've upgraded to is. Edited cos I just found the brand and it's cool breeze, wonder if the one I want will be the same?
