We are waiting to receive our contract from Homebuyers Centre(Boutique Homes) if anyone is past this stage can you tell me anything to look out for. I will be taking it to a solicitor but thought I would check with you all first for any things to look out for.
We are a little uncomfortable with the following:
Site Costs - our block is not titled yet so they cannot do a site/soil test but will do this as a variation to contract - but what happens if there is shelf rock or something similar under our block and the cost is thousands extra and we do not want to proceed - what do you do then?
We signed a Pre Work Contract on 30/11/09 and our block keeps getting delayed, they have only given us 6 months from date of Pre Work Contract to get a site start otherwise we have to pay 1% of contract price for every month we are delayed, this can result in around $1500 a month. Has anyone actually been charged this or tried to negotiate a reduction to this percentage as I understand it's not their fault for the land delay, but this amount seems excessive to us.
Any advice appreciated.
