Browse Forums Building A New House 1 Dec 12, 2009 11:06 pm Am looking for general assistance in what to look for BEFORE we sign the contract. My partner and I are looking to build the Breezeway 250 with AV Jennings (in south east Queensland). Googling and reading the blogs is great but you can be weighed down by all the negative hype (with not much positive said). We initially looked at Adenbrook and Metricon but AV Jennings came through with an upfront figure on our first visit (total, not just base), which was surprising. I am concerned tho that once we sign the contract we lose some control and become subject to the inefficiencies of a head office we have not yet dealt with, as well as poor customer service ie the wooing is over and now you're stuck with us. Is there any way around this? At this point I feel that if we put in all the amendments in the contract that we want ie replies (resolutions) to our queries within a strict timeframe, unlimited access to the site, a definite point of contact, etc, that there will be a whole other contract of my own added to their contract. (Not a bad idea really, ought to try it.) So basically, advice about contracts, AV Jennings SEQ, customer service, etc would be appreciated. _____________________________ Building in the Lockyer Trying to stay ahead of the game Re: Our New Home - But the Contract... 2Dec 13, 2009 2:07 pm i dont believe some of your expectations of amedments will be forseen. not alot of builders like amendments. you should have a point of contact anyway. firstly your sales person and then through out the build you have an ss. some dont give out their phone number directly so you may have to contact office to leave messages with them. i have an ss who is great and i have his number. As for the getting in contact with you in a certain timeframe will likely happen and also unrestricted access. Most builders allow you up until lock up, then if ou want to see inside after this point then most will allow you to organise a squeduled visit. There are some home one people on here who have been given a key but i would expect some to be smaller project builders. anyway im no expect by far on contracts just going on my own experiences building heysen4e through SarahHomes at Milang IM THE PROUD OWNER OF DIRT house into council 22/08 Unconditionally approved 25/09 mortgage docs signed 29/09 land settled 09/10 land titled 22/10 start date about two weeks away!!! http://www.mymilangbuild.blogspot.com/ Re: Our New Home - But the Contract... 4Mar 14, 2010 5:37 pm Considering the amount of time we've got we are taking our time. We are still weighing up major builders but our main focus, considering the size of the investment (which is the major one for both of us) is to ensure that we do get the provisions that we want. As my partner and I build up momentum we intend on keeping you posted. But I daresay that considering the number of complaints on these issues that they do need to be addressed. Each foreman, regardless of the company, needs to be accountable for their performance and not hide behind the big names. 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 923 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 12027 Joe, it depends on your certifier but we are noticing the ones we deal with are really cracking down.
