Browse Forums Building A New House 1 Dec 07, 2009 10:45 am Hi all, Next week we will have Practical Completion Inspection (PCI) with our SS. YAY!! Yesterday, we went to the site to take a look the building progress and we think that we found a couple of issues... Can you all please help us whether we need to mention these issue to the SS ?? Please please please... Brickwork We found lots lots of hairline cracks on the brick around the house. Is this acceptable? Lots of crack! Is this something that we need to live with?! Is this something normal if the bench is more than 3m in length?!? Yesterday we found out that the builder didn't replace the frame instead they just squeezed the timber back to the position and painted it! If we don't complain it now, we will remember this problem every time we pass the door! Is this a normal request? Cheers, Tim Re: Help me to identify these issues before PCI next week... 2Dec 07, 2009 11:25 am if I was in your position, I would DEFINITELY mention all these concerns to the SS. I wouldn't wait until the PCI either. I would ring him now and mention them. The door frame one is just ** work. No doubt about it. The brickwork may be passable. Not sure. I know bricks do tend to crack a bit. Which builder have you used? Are they a reputable one? Current build Porter Davis Brookwater 49, Eucalypt Wollert Build: 24th Jul 2015 - Approx Mar 2016 Previous build DFH Columbia 21, Lyndarum Epping North Build:20th Jul 2009 - 18th Dec 2009 Re: Help me to identify these issues before PCI next week... 3Dec 07, 2009 11:32 am If the benchtop is stone, I think that is standard. The biggest length they do is 3m. So anything over that requires a join. If they replace the bricks, it will probably look worse... mis matched mortar etc. A few cracks in the bricks is pretty normal from what I've seen. I wouldn't worry about it. I'd have the door frame looked at though. I leave you to fend for yourself, figure things out yourself. We're building with Places Homes, they are owned by Barret Property Group who owns PD too.. When we saw them in their display house, there are no such join on the bench.. mmhh.. joles If they replace the bricks, it will probably look worse... mis matched mortar etc. A few cracks in the bricks is pretty normal from what I've seen. Agree Re: Help me to identify these issues before PCI next week... 6Dec 07, 2009 2:32 pm The standard slab dimensions of CaesarStone’s quartz surfaces are 1440x3060 mm - and then they have to allow for cutting off any damaged end pieces so that is probably why there is a join if your bench is over 3m in length. Some things are worth waiting for. Re: Help me to identify these issues before PCI next week... 7Dec 08, 2009 7:52 am Thanks for the info kyton. Anyone have any input on the timber pole?? Last time I complained about the crack on the timber pole, the SS said the crack will expand during summer and it will shrink during winter. Is this the normal way that the timber pole react against the weather??? I would insist that your benchtop be installed as per the display home I am assuming the display home benchtop was also stone & also 3 metres long ? Yep, they are in the same length, same type, etc etc.. We will tell the SS that we want the benchtop to be installed as per display house even though this might delay our xmas handover Re: Help me to identify these issues before PCI next week... 10Dec 10, 2009 3:02 pm Hey Tims..Are you building the Glendale 28 as that has a long bench? I am also building with Places in Tarneit, and nearing lock up stage. I have been sort of confused as to whether to get external inspection done or not. Now that you pointed out issues, I am steering towards doing it? What are your thoughts? Was otherwise the construction alright? Have they completed in 20 weeks, and did you find any more issues than you have already mentioned? Good luck, hope you move in before Christmas. Now that you pointed out issues, I am steering towards doing it? What are your thoughts? Was otherwise the construction alright? Have they completed in 20 weeks, and did you find any more issues than you have already mentioned? I'm building Galley 23 and I think Glendale 28 has the same kitchen bench size as ours. Need to double check though. In term of quality of work, I think they have done a pretty good job, well I know there are some issues that I'm complaining about, but hey no builder is perfect! As long as they are willing to fix all those problem, I'm quite happy. Also, they have been pretty fast on their job. It only took 4 months from the day they poured the slab till PCI. Yesterday we had our PCI and found a few more issues. For the peace of mind, I think you might want to get the external inspection done into your property. So are you building Glendale 28 at the moment? do you have the same problem for the kitchen bench? Maniradha10 Good luck, hope you move in before Christmas. Apparently not We will have our re-inspection to be done on 8th of jan. -Tim Re: Help me to identify these issues before PCI next week... 12Dec 16, 2009 2:33 pm T1ms Maniradha10 Hey Tims..Are you building the Glendale 28 Good to know you are happy with the build. 4 months is really good. Yeah, Glendale 28, and you know what- I checked out the bench at the display home in Tarneit- it has the joinery just where the sink is so I guess that is how it needs to be done as the bench is quite long. Good luck and I hope all your issues are sorted out before you move in. Can you also tell me if you though of getting external inspection done? What do you suggest, should I get it done, or should be okay without it? as that has a long bench?
