Browse Forums Building A New House 1 Dec 10, 2009 8:57 am Hi everyone, Just wondering if anyone knows, when the bank send someone out to do the valuation does everything have to be comletely finished? We are nearly at completion of our house and so we can get in before Xmas I have asked our builder to send out the final payment request so the bank can get the valuation done and hand over the final payment. After the plumbers are finished this week all we have left is thr fitting out of all cupboards (shelving), glass splashback, mirrors, shower screens, flyscreens, decking in alfresco, carpets and a few electrical things (a couple of switches and plugs) So what I was really wanting to know is if the valuer comes next week while some of these things are still getting done will that mean we will get a bad valuation? Thanks Timo Who's your builder? With that list, don't like your chances of being in by Christams to be honest. My bank will not release the final payment without a certificate of occupancy. They have not recieved it as yet, but the valuation has been ordered without it. My list is nowhere near as long as yours though..... you have a few big items there that I imagine they would want to see installed. (carpet, decking, etc) I leave you to fend for yourself, figure things out yourself. That is quite a list still. This time of year it is harder for the builder to book in the various contractors. I am touch and go myself about pre Christmas and my list is just Finish painting Concrete driveway Blinds (settlement day) Kitchen appliances (settlement day) Hot water service (settlement day) Front lawn (after I have moved in) Once they finish your build, they still have to organise a couple of QA checks and also walk you through. Well mine works this way anyway. Then, once you walk through, you book in a settlement date. The fitters are coming Monday and Tuesday next week to do splashback, mirrors, shelves, shower screens etc. so that is nearly everything and the carpets are going in Friday next week. The only problem is the decking the carpenter was suppose to have had it done ages ago but he hasn't come back to do it so they said that will probably be done after we move in, if not in the next week. Our ss has been there working as well, putting door handles on etc so I think he is really trying for us. By the way we are building with Boutique in regional Vic (one of there last jobs in this area as they are only building in Melbourne now) We also got a letter today that PCI is Tuesday 15th, we are hoping if the bank gets moving we can be in on Monday 21st. You can wash over existing pavers with 10% solution of water and hydrochloric acid, then wash off.
