Browse Forums Building A New House 1 Dec 09, 2009 10:20 pm We are building the Resort 26 with Boutique Homes in Sandarra. Our land has been titled, we've settled and are ready to go! Just waiting on Boutique now....they have just sent our designs in to the design assessment board. Not sure how picky they are. Has anyone had any experience with the design assessment people at Sandarra? Re: Anyone building in Sandarra & at design assessment stage? 2Dec 14, 2009 8:10 am We've just had our builder send in our DAP submission on Friday, we're down in release 14 so not titling till feb or so. We're not expecting to see a response till probably mid January at this stage, given Christmas and it seems that the majority of the industry takes a break. Our understanding from our builder is that the DAP is the same group who do the Sandhurst Club as well, so they will be fairly strict to the guidelines, however at least the Sandarra guidelines aren't as strict as SC. I'm kinda surprised your builder didn't submit them before settlement or did you only recently sign your contract? Anyway, we're looking forward to hearing how it goes for you. The contracts are so big that it was a bit overwhelming! I guess once we start building we will find out! The only annoying thing I have discovered since signing, is that they only do 2 coats of paint when painting the interior walls and don't do an undercoat. Apparently all builders apart from Metricon only do 2 coats and according to the Vic Painters Association it is cutting corners as all professional painters are required to do 3 coats. When it came time to choosing the interior wall colours, I chose a white and they said that the colour I had chosen required 3 coats which I would have to pay for the 3rd coat; an extra $2000! I ended up having to choose another colour which is a bit disappointing. Not a major issue but quite annoying. If you haven't signed yet maybe you could request that they do 3 coats as it will give you a superior finish and you won't have to repaint in the near future. I'd be very interested to hear of your experiences along the way. I hope it all goes well. The design assessment board have approved our plans and the only thing that the builders have to do is move the house back 50cms from the front. So we are ready to go once the builders return from their holidays. Fingers crossed the whole process is not too stressful! Re: Anyone building in Sandarra & at design assessment stage? 5Dec 26, 2009 12:30 pm Belial I'm kinda surprised your builder didn't submit them before settlement or did you only recently sign your contract? Hi Belial, yes we just settled in late November. The bank took four months to process our loan as apparently they were inundated with loan applications due to the FHOG coming to an end. We got there eventually but that was a long drawn out slow process! We have had the approval from the Sandarra Assessment Panel and they will start to build in the new year after the holidays. Would love to hear about your progress also. Not unless you have managed to put it as a special condition into the contract somehow. 1 6155 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
