Browse Forums Building A New House 1 Jul 16, 2007 10:23 pm Firstly, this is a great site!
I am new to building my first dream home in Glenwaverly, VIC, rather confused at the moment of which builder to choose. So I have been visiting display homes, Hometec Homes and Carlisle Homes were my favourites. I really want my new home to be more quality focused, how are these 2 companies? or can anyone please tell me how to find out more information about them? or recommend other builders. I have around 300-450k AUD to spend on this. Any advice will be great, thanks in advance! Re: Hometec and Carlisle Homes 2Jul 16, 2007 10:31 pm Hi shinkirou and welcome!
I cant help with Hometec as a builder but Carlisle Homes are fantastic! See these threads: http://forum.homeone.com.au/viewtopic.php?t=2697 http://forum.homeone.com.au/viewtopic.php?t=452 Also check them out here: http://www.bestbuilder.com.au and when you've done that have a look at my blog! http://ourgrandeplan.blogspot.com Re: Hometec and Carlisle Homes 3Jul 16, 2007 10:53 pm Hi Matt,
Thanks for the quick advice and loving the links u posted! Carlisle Homes seem to be a great option for us at the moment! Your blog looks fantastic, I will be reading it all night long. Heeps of thanks and keep up the great work mate. Rik Re: Hometec and Carlisle Homes 4Jul 16, 2007 10:59 pm np rick ![]() I just had a look at the hometec site and realised I had been through their display at keyborough.... The houses were of a good finish but the sales rep there spoiled it for me. When I go out I specifically dress down so as not to attract attention and the salesperson there, when I asked him some questions, did't have time for me. I thought it might have been a one off but when I took my wife back a few weeks later, the situation was very similar.... Warren at Carlisle Homes in Narre Warren South gave me 110% the whole time we dealt with him. Should be more blokes like him. ![]() Re: Hometec and Carlisle Homes 5Jul 17, 2007 1:32 am We were mostly attracted to the Hometec floor plans, the sales rep(Jack from Keysborough) was quite friendly on the day. We will be going to see Carlisle Homes sometimes soon.
We were going to build a home with Simonds Home before, but the sales rep was not of any help as well. I totally agree with you, more nice blokes would b great. Thanks again Matt! Re: Hometec and Carlisle Homes 6Jul 17, 2007 10:21 am The deciding factors could be
customer service and delivery later (carlisle no1 for that) other things to consider are land size, whether building for long term or short term , Floor plan essentials (for us a downstairs guest room with shower was a must and unfortunately carlisle & PD couldnt accomodate). i am in your area too and am happy to share my experiences ![]() Re: Hometec and Carlisle Homes 7Jul 17, 2007 12:42 pm I can relate to what Matt is talking about - some sales people do make a difference initially, but let me tell you - at the end of the day that should NOT be the key factor.
Once you go down the road of building with a project home builder, the moment you are into your contract signing process you end up dealing with totally different people and the initial sales rep is soon forgotten. So while good service is always important - all companies have good and bad sales people working for them. It is the suitability of the design to your needs, council regulations and then quality of the building process that matter at the end of the day. My advice is if you do meet a narky salesman, before you give the company a flick, try and seek at least one other contact person. Currently Building in Bayside (Brighton East) Re: Hometec and Carlisle Homes 8Jul 17, 2007 1:33 pm I agree with Vlad. we had similar experience in keysborough so we saw a consultant in Cran Nth- Simmonds rep - Aron was great but there were few things about the floorplan so we had to move on to another building co. Re: Hometec and Carlisle Homes 9Jul 17, 2007 2:07 pm I agree!
But, you never get a second chance to make a first impression and these guys should give 100% all the time. I orignally went to the "other" Carlisle Homes display and basically decided on the Grande there and then. The "so called" agent there was so rude he almost turned me away from the company. I asked when a suitable time would be to have someone walk us through the house and show me the standard inclusions. He responded by asking when was I bringing the wife down? When I said that I would be making the decisions he responded with a oh come back later, I will see what I can do... SO I took my wife back on a Sunday morning at 9:30. The display opens ay 10:00....we waited until 10:10am for him to open the door whilst he drank his coffee and read the paper. When he opened the door and greeted us and another couple I politely asked if he could show us the house now? Response ..... get this "Are you crazy, this is my busiest day?" I politely responded that I need this in order to sign a contract to which he replied perhaps I could try next door (M3tric0n) I walked out without another word. My wife took some talking around and we went and saw the Cranbourne display where Warren took us around and showed us the display thoroughly. I wonder who got the commission on this one? ![]() Re: Hometec and Carlisle Homes 10Jul 18, 2007 11:13 am Carlisle Homes recently finished with my Bordeaux.
Overall i'm happy with the end product, and they built it exactly to the contract. I did have a problem with the brickwork, and after negotiation with the management, they agreed to remedy the problem by rendering the house for free. I do recommend Carlisle for now, however I would not build with them after 12 months, as i foresee this company growing larger and larger. When they get too big they probably will not be able to maintain the same level of customer service as I had experienced during the construction of my home. Ewan, I would be interested to hear about any issues you had with Carlisle Homes... via PM if it makes you feel more comfortable ![]() Re: Hometec and Carlisle Homes 12Jul 18, 2007 11:42 am Please share your brick work issue if you can Ewan.
I am building with Clarendon Vic, and am going through brickwork stage atm. Would be interested to know what to look out for. I currently have them short-listed as our prospective builder so any feedback would be great. Re: Hometec and Carlisle Homes 14Jul 18, 2007 12:18 pm Not sure whether Clarendon Sydney and Melbourne are in sync, or how my feedback is relavant, but for what it's worth I am really happy so far.
There were a few admin delays prior to contract signing as is the case with most people from what I've seen. But once everything was signed they have been extremely prompt. Every single day with the exception of heavy rain days, there's been some work done since the building has started. Can't comment on qualilty of finished product, as I am the briks stage with slab and frame done. Bricks are half way done now and I am only month and a half into it. So far so good. It is the one company so Im assuming it's employess operate to the same quality guidelines. But of course any feedback is just a guide - especially from across the border. ![]() Thanks for your response, I appreciate it. I'll be watching your progress keenly. Can i ask what design you are building? Re: Hometec and Carlisle Homes 16Jul 18, 2007 1:16 pm Our design isn't available in Sydney I don't think. And Melbourne for that matter, as all Vic displays were closed and sold off. They are coming up with new collections soon.
My one is Beaumont, Grange facade. The floor plan was specifically designed to meet difficult requirement of Bayside council. Currently Building in Bayside (Brighton East) Re: Hometec and Carlisle Homes 17Jul 18, 2007 2:22 pm My brickwork issue was pretty major, the bricklayer gang was pretty poor.
There were major cracks in the mortar all throughout the entire house. I asked them to remedy this issue, they first tried to cover up the cracks with additional mortar. It took them a week to do it, however the end product did not come out right, and ended up being patchy and looked worse. Then they finally conceeded to render the house, after two weeks of back and forth. They were very apologetic about the incident. That was the only major problem i had with Carlisle. Other than that it was all good. I'm pretty sure future or current clients of Carlisle will not experience this as they are no longer using the bricklayers. I suggest getting professional home inspectors to monitor your building process if you are not confident in spotting the problems yourself. Re: Hometec and Carlisle Homes 18Jul 18, 2007 2:35 pm Hmmmm,
Did you use New Home Inspections by any chance? Re: Hometec and Carlisle Homes 19Jul 18, 2007 2:37 pm Hmm, I am no bricklayer, but logic would suggest the issue was not caused by laying per say, but more by the way they mixed it. Maybe it was too dry or something like that.
I've been told by the bricklayers on my site that the brickwork should be judged around two weeks after it was done, and after the bricks have been washed. That way you can see the real mortar colour and are not blinded by dirt. We'll see, but so far I have no reason to think it won't turn out ok.
