Browse Forums Building A New House 1 Dec 03, 2009 10:53 pm I'm very confused.... I was emailed the final invoice this afternoon. We have our independant pre-handover inspection with Big Kev on Monday...and we don't have a date for our official PCI yet. Why would they email me the final invoice so early? Is this normal? Should I bring it to the bank tomorrow so they can organise on their end? What else happens after PCI that I need to get ready? I'm another one of the many that are hoping for a pre christmas handover. Oh...another thing....should I be testing the heating/cooling, hot water system (solar n gas), ducted vacumn etc before handover? I really don't want to move in and have issues/problems with things not working and PD being closed for 4 weeks. thanks muchly overwhelmed - yes....still overwhelmed. Re: Final invoice before PCI??? 2Dec 04, 2009 12:24 am hi overwhelmed i also recd my final invoice prior to pci - this is (i assume) as the builders know how long the banks can take to make the final payment - especially before xmas time - be absolutely specific though if you want a cheque to hand over at handover for the final installment - as my bank (cba) decided they would just pay the invoice a week and a half before handover, directly into the builders account this meant that nothing was held up, but it also meant that i paid interest on an extra 30 grand for that time, plus i wouldn't have had much of a leg to stand on if i'd probs with my builder finishing things - luckily they've been awesome though thank god... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Final invoice before PCI??? 4Dec 04, 2009 7:23 am me too! I got my final invoice on Wendesday by email and my house still has a few small jobs to do before Practical Completion. I think it must be normal being that banks are slower this time of year. Definitely test EVERYTHING in your PCI. I am yet to do mine but I intend to test all the taps, power points, lights, heating, windows open and shutting, doors open and shut ok, doors lock, etc etc. This is your chance to pick anything wrong with the home and have it fixed. The cover letter that goes with the invoice explains everything. You will also notice that they are not asking for payment until handover, unlike the other invoices that have a 7 day payment requirement. I guess those builders want their moolah before we spend it all on chrissy pressies. hehehe I spoke to bank manager today who has organised the bank valuator for next week. And Certificate of occupancy should come through by wednesday. All looking good. Crossing fingers that nothing major needs fixing. oooh joles...how exciting for you to actually have a pci date and a handover date!!! I got an email today from my CSC....with the standard handover instructions letter but she has put down that our PCI is Monday at 10am and that our handover date has not been selected by our SS as yet. Erm.....no one told us that our PCI is on Monday!! The SS knows full well that it is when Big Kev does our pre-handover inspection. Surely the SS can't take that as PCI right?? btw...i sent an email to CSC today as well about wanting to make sure the following items are available for us to test during our PCI: 1. Hot water system (solar & gas) 2. Heating & Cooling system (no remotes at the house yet) 3. Stove 4. Dishwasher 5. Rangehood 6. Automatic garage door 7. Re: Final invoice before PCI??? 8Dec 05, 2009 8:58 am Hi, not sure what the procedure is with PD so you will need some PD'ers to respond who have already been through the process. From a general viewpoint though (having with built with one of the other volume builders and relatives with other builders again), Kevin is doing your PCI on your behalf but would need you to be there to confirm that your selections are correct. He is then inspecting the building and installation of appliances etc. That is my understanding of getting an independent inspector, otherwise what would be the point of doing a PCI on your own after he had already done his inspection. In regards to checking all the appliances etc., you need to find out whether PD install them prior to handover. A lot of other builders will not install them until handover date or later due to the possibility of theft. I know my builder wouldn't install them and that included the gas meter, hot water unit, stove, dishwasher, rangehood, microwave and coffee machine. Also the company they used for installing the ducted heating would only liaise with the home owner directly to have the ducted heating commissioned (needs to be done after the gas meter is installed obviously) but luckily the SS had warned me about this the week before and I had it booked it but still had to wait another week after handover for them to come out and do this. This meant I was without ducted heating for the first week and had to borrow heaters from relatives as I shifted in right at the start of Winter. Shouldn't affect you moving in during Summer but something for others to check with their builders if they will be moving in during Winter. As to getting the invoice before PCI that is good in that it allows you to arrange the final payment with your bank which as others have said can be a drawn out process with some banks. Just make sure that if okay with your builder it is a cheque which you can give to them on handover day if you are happy with everything. I always thought that PCI means that the site supervisor will be present as well? Is this not the case? Are there any documents to sign or any list that needs to be filled in by the site supervisor during PCI? I guess in my mind....a very inexperienced mind that is....i thought that we would have our PCI with our site supervisor and have our independant report from Kevin to back us up with any changes/fixes that need to be done. Our gas meter is already installed and telstra are coming on the 16th regardless of whether handover has happened or not. Can't wait till we get some dates!! Re: Final invoice before PCI??? 11Dec 06, 2009 2:38 pm Hi, your SS should be there with Kevin to discuss things and he (your SS) should be taking notes as Kevin will. Hopefully they should agree and everything Kevin picks up should be addressed. Are you going to be there with Kevin? If so make sure you have a copy of your contract with your selections on so that you can check that everything is as per the contract. You probably would have already noticed if something wasn't as selected but worth taking in case there is something that there is a query on. As your gas meter is already installed (hopefully connected as well), you should be able to check any appliances that are fitted that use gas. If your appliances are not being fitted until handover, make sure you check them all as soon as you can, including all the hot water taps. One of mine was plumbed in reverse!!
