Browse Forums Building A New House 1 Dec 03, 2009 4:05 pm Hi, I am currently building a '5 star house'. We have just been plastered up and have NO external wall insulation. I rang our supervisor and was informed that as our house has eaves, R1.5 foil, a well-orientated house and extra ceiling insulation we have a high enough R rating to not need external wall insulation. I have done research, i.e spoke to builder friends, council, builder permit surveyor etc and have found that they CAN do this. However a very close friend who is a plasterer told me he has never plastered a 5 star house without insulation in his 10 year career. I am so disapointed, if I had of known this I would of paid extra or done my own... I never thought to ask as I thought this was 'standard' along with many other people who knew nothing about it like me! If i want it now I have to pay for the plastering to be re-done..... i dont think so. Apparenly this will not effect my energy bills as it is the same as other house with insulation but the same R rating. It could have been better though! Just wanted to post this to see if this has happened to anyone else and pre-warn others to check on this as it could have been so easily avoided! Sounds like someone has gone crazy with maths and formulas and forgotten common sense. I could have batts a mile high in the roof but if the walls are paper I'd be cold. Apparently our R 4.0 bulk ceiling insulation is sufficient. They guarantee that I should not stress and that it is perfectly normal! However I still would have prefered some wall insulation as well... too late, next time Just wanted everyone else to know because I wish I had a rewind button sometimes! We added insulation at our own cost to all internal walls (mostly for noise reduction). We also added sarking in the roof. Don't worry Cabnur9 there will always be something that all of us wishes we could use that REWIND button for . Don't know any more about it, I've just seen a local company advertising it on tv. Interesting that the local government seems okay with it when the federal government seems to thinks it's not unimportant. No I didn't have to pay extra for the ceiling insulation (apparently the norm is R2.5) so that’s one good thing. I actually asked if I could have some blown into the walls and was told not only would it be unnecessarily costly, it would not make much difference. If I went to R5.0 in the ceiling it would be more beneficial however it is not needed for the climate I am in... as this is for houses in the snow! Lucky my builders have been very good at everything else they have done! I’m pretty sure themax that your insulation supplied by your builder is normal, thats why I was expecting the same... lucky you! Good idea about the extra in internal walls...
